The BN zoning district permits small intensity commercial uses, such as retail and offices. You can find a full list of permitted uses the Permitted Use Chart in our online code. The RS1 district permits single family residential. This district allows stick built or modular homes but not manufactured homes. The existing home appears to be located within the BN zoning portion of the property. Based on our records, it was built prior to the establishment of our zoning regulations. This means it would be considered legal nonconforming and allowed to remain as is. If the house is condemned, a new home could be built in the same place. If it is willfully demolished, any new home would need to be constructed within the RS1 portion of the property. It would also need to meet the required setbacks of 5' sides and a 10' rear. There is no required setback from the zoning district line.
