Charming but older (1950) cottage on 5.25 acres of nice land. House is offgrade and has settled in some spots but could be reinforced. Everything works but the home is being offered in ''as is'' condition. There is a nice living room with space at one end for a dining area. Kitchen has all appliances and they work. Floors are all laminate with no carpet anywhere! Lots of mature shrubs and trees. Two pecan trees on the side produce so many pecans that you won't have to buy any!! The chain link fence in no way shows the property line as it was put up to contain a small dog and the property extends beyond the fence. The seller has a survey and it will be uploaded soon. Bedroom three has no closet but has always been used as a bedroom and occupants used an armoire for hanging clothes. The large filed next to the house has been used as a spot for a great big producing vegetable garden. It could also be used as pasture if you have a horse or other livestock. You know how good everything grows in Baker! The farmer across the street didn't want his field to be flooded in heavy rains so a culvert was put in under the road and some of the water flows to the front of subject acreage where all of the trees are shown in the photos but it is only wet a short way back in a small area. The rest is high and dry. The home is old and the seller has not lived there in many years so doesn't have any disclosures to make. Buyers need to satisfy themselves as to condition. The roof is metal and was replaced several years ago but there was no permit pulled. No leaks however.
*Taxable value of land and structures on it ("additions") is determined regularly by local assessors and does not affect market price.
