Pine Point Villas Condominiums, located between Congress Avenue and Old Boynton Road, is a condo and residential Boynton Beach neighborhood with low-rise buildings and palm-lined internal drives. The neighborhood’s character concentrates around the Congress Ave & Old Boynton Rd corridor, where daytime traffic, small plazas, and local storefronts set a practical, coastal rhythm. Architecture leans toward mid-to-late 20th-century condominium design with screened patios and shared greens. Daily routines often orbit nearby shopping and casual dining rather than nightlife. For local pillars, Arts Garage in Delray Beach brings live performances, while the Boynton Beach Arts & Cultural Center anchors exhibitions and classes. Green space and water views nearby shape an outdoors-forward pace.

R3
Multi-Family Residential District
The purpose of the R-3 zoning district is to implement the medium density residential MDR future land use map FLUM classifications of the Comprehensive Plan. The intent of this conventional district, with a maximum density of 11 du per acre, is to encourage vertical structures and viable multiple-family living environments. The preferred development pattern shall be designed such that it would provide adequate buffering, graduation of uses, and a layout that considers and complements adjacent uses and districts. Ideally, the R-3 district should be in close proximity to large concentrations of business and employment activities, as well as near sufficient roadways and public transportation routes. Site design should encourage safe traffic patterns, ingress and egress, adequate light, drainage, off-street parking, open space, on-site recreation areas, and community meeting provisions for the inhabitants.
