Located in Collier County, Florida, this 5-acre upland tract offers a unique blend of rural atmosphere and ecological surroundings. This parcel presents a wide range of opportunities including residential development, recreational use, or agricultural purposes. The land is 100% upland per the available Department of Environmental Protection (DEP) report, providing a solid foundation for potential development or agricultural planning. The property is fenced on three sides and includes a gated entrance, allowing for clear boundary definition and secure access. The land is largely open, offering a blank canvas for future owners to design a homesite, set up pasture land, or create a recreational retreat. There is no existing home or structure on the property, making it well-suited for those looking to start fresh or develop their own layout. Wildlife is commonly seen on and around the property, benefiting from the nearby protected lands. Just one block away is the National Audubon Society's Corkscrew Swamp Sanctuary. This renowned ecological site features a 2.25-mile boardwalk through pristine wetlands and is home to native birds, alligators, and other wildlife. While the sanctuary itself is protected and not for hunting or off-trail activity, it adds significant ecological value and educational opportunities to the area. The parcel also has a survey on file, which defines the property boundaries and supports potential permitting or development. With fencing already installed on three sides and a gate at the front, basic infrastructure is in place to manage access and usage. Although there is no current utility infrastructure on-site, the area supports rural residential living with similar parcels using well and septic systems. This land may appeal to a range of users including hobby farmers, homesteaders, or investors looking to hold undeveloped land in a growing area. Access to the property is via a county-maintained road, and while the location feels remote, it is within reasonable driving distance to nearby towns and services. Whether for rural residential use, livestock, or recreational enjoyment, this tract offers a flexible and functional layout in a naturally rich region of Southwest Florida.

The purpose and intent of the rural agricultural district (A) is to provide lands for agricultural, pastoral, and rural land uses by accommodating traditional agricultural, agricultural related activities and facilities, support facilities related to agricultural needs, and conservation uses. Uses that are generally considered compatible to agricultural uses that would not endanger or damage the agricultural, environmental, potable water, or wildlife resources of the County, are permissible as conditional uses in the A district. The A district corresponds to and implements the Agricultural/Rural land use designation on the future land use map of the Collier County GMP, and in some instances, may occur in the designated urban area. The maximum density permissible in the rural agricultural district within the urban mixed use district shall be guided, in part, by the density rating system contained in the future land use element of the GMP. The maximum density permissible or permitted in A district shall not exceed the density permissible under the density rating system.
