Amazing investment property! A duplex (#512) plus a single family stilt home (#514) just 2 lots away from the bay with a caged pool (cage new in 2018 and pool pump about 6 mo. old) in between and shared by all three. Each of the three units has 2 bedrooms and 1 bath, plus lanai. Duplex was built in 1967 and has been updated, with laminate flooring throughout, new roof in 2018 on the duplex and in 2009 on the house, new ac units in 2015, new electrical panels in 2017, 3 sets of sliding glass doors opening to the exterior and open parking. Washer/dryer is provided for duplex tenants and is located under the stilt home. There is one water meter for the duplex and 2 electric meters. The single family stilt home was built in 1987 and has a large front porch, perfect to enjoy the breeze off the bay. Inside laundry. Parking is underneath, along with plenty of storage, plus small fenced area. There’s a separate water and electric meter for this unit. This would be a perfect setup to live in the stilt home and rent out the duplex! Let the tenants make a mortgage payment! Tyler Street right of way extends to the bay, so tenants can walk to the end of the street and enjoy the sunset! (no water access is available) Location is close to historic Dearborn Street, shopping, restaurants and beaches! https://www. dropbox.com/s/enjrqijdf2cvobe/512 S McCall Rd Unit 2 zillow. mp4?dl=0

RMF-2
Multi-Family District
The RMF Districts permit multifamily residential densities, which may take the form of a variety of housing types, including single-family detached, lot line, traditional, patio, villa, atrium, duplex, townhouse, multiplex, or apartment units. These districts are used in areas having convenient access to both collector and arterial streets, and nearby civic and commercial uses, as well as employment opportunities; The RMF Districts are generally used to implement the Comprehensive Plan within those areas shown as Medium Density Residential, High Density Residential, Office Multifamily Residential Areas and Corridors, and Town and Village Centers on the Future Land Use Map, on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts, and Developments of Regional Impact. The RMF Districts, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Medium Density and High Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan. These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
