Get out of the City and into "Walnut Hill Country"! $5,000/acre is not bad for 6.07 wooded acres*subject property starts 730' north of the Hwy 99A & 97A intersection and runs 396' along Pine Forest Road*One For Sale sign approx. at the south end and 1 For Sale sign approx. at the north end. Click on street address for Map Location, or go to Escambia County Property Appraiser site for parcel map, parcel dimensions and aerial photo. Note the spillway on the property. Rocky Creek is not exactly in the middle but a little to the south. This is a pretty piece of property bordered to the south and west by 80 wooded acres formerly owned by International Paper and now by Resource Management Services. Build your home between the creek and the north property line. There is no survey but cost is negotiable. VAG-2 Zoning allows for 1 dwelling unit per 5 acres and cannot be divided*OK for Mobile Home*OK for Home Occupations and "Cottage Businesses"*OK for Horses* Click on photo to see photos of neighboring homes. The creek used to overflow onto Pine Forest Rd in the early 1990's. The Seller had the County dig it out and install the spillway. So there are now 2 recorded Easements along Rocky Creek from the Seller to the Board of Commissioners of Escambia County that give the County permission to come back, if necessary. So clear a path and live in wooded privacy!

RR
Rural Residential District
The rural residential (RR) district establishes appropriate areas and land use regulations for low density residential uses and compatible non-residential uses characteristic of rural land development. The primary intent of the district is to provide for residential development at greater density than the agricultural district on soils least valuable for agricultural production, but continue to support small-scale farming on more productive district lands. The absence of urban and suburban infrastructure is intentional. Residential uses within the RR district are largely self-sustaining and generally limited to detached single-family dwellings on large lots, consistent with rural land use and limited infrastructure. Clustering of smaller residential lots may occur where needed to protect prime farmland from non-agricultural use. The district allows public facilities and services necessary for the basic health, safety, and welfare of a rural population, and other non-residential uses that are compatible with agricultural community character.
