Location is the one thing you can’t renovate. Positioned in the heart of coveted Pine Ridge Estates, 458 Ridge Drive presents an exceptional opportunity to build a signature Naples residence on a private, estate-sized homesite. Surrounded by a compelling mix of distinguished legacy homes and spectacular newer construction, this property is ideal for the buyer with vision—someone who understands that location, land, and neighborhood character are three assets that cannot be recreated. Pine Ridge is where Naples gets serious: one-acre-plus lots, towering pines, and estates—old and new—standing side by side. 458 Ridge Drive sits right in the heart of it, surrounded by some of the community’s most beautiful homes. This property is priced and offered for its land value. Smart buyers will see it as a blank canvas. Imagine a fresh architectural statement: a long, private drive; generous indoor-outdoor living; a resort-style pool and spa; guest accommodations; garages for the collector; and grounds designed around the mature tropical setting and towering pines. The circular drive and private, tree-lined backyard are already here. The rest is up to you. But before bringing in the bulldozer, look at what’s here. This one-story, tile-roofed home features formal living and dining rooms with rich hardwood floors and crown molding; an open kitchen and family room overlooking the pool; and a master suite with a spa-sized, granite double-vanity bath and walk-in shower. Additional features include bedrooms, a dedicated laundry room, and a screened pool and paver lanai with a built-in bar—perfect for living in, renting, or using as your base while you plan what comes next. Move in, renovate, or start fresh. Every path begins with a great address, and you can’t manufacture that. Pine Ridge parcels in the heart of the neighborhood do not come along often. When they do, they go quickly. Here is where your next chapter begins.
North Naples, located between Vanderbilt Beach Road and Immokalee Road, is a coastal and suburban Pelican Bay neighborhood with gated enclaves and golf-course greens. The neighborhood’s character concentrates around the Mercato district at Vanderbilt Beach Road and Tamiami Trail, where sidewalk patios, chef-driven dining rooms, and boutique storefronts keep the streetscape active after dark. Architectural cues lean Mediterranean Revival and contemporary coastal, with low-rise condos and landscaped drives framing lake views. Artis—Naples anchors the cultural calendar with touring music and theater in a modern hall. The Ritz-Carlton, Naples and LaPlaya Beach & Golf Resort set a polished beachfront tone, while boardwalks and mangrove edges shape the outdoor rhythm.

The purpose and intent of the residential single-family districts (RSF) is to provide lands primarily for single-family residences. These districts are intended to be single-family residential areas of low density. The nature of the use of property is the same in all of these districts. Variation among the RSF-1, RSF-2, RSF-3, RSF-4, RSF-5 and RSF-6 districts is in requirements for density, lot area, lot width, yards, height, floor area, lot coverage, parking, landscaping and signs. Certain structures and uses designed to serve the immediate needs of the single-family residential development in the RSF districts such as governmental, educational, religious, and noncommercial recreational uses are permitted as conditional uses as long as they preserve and are compatible with the single-family residential character of the RSF district[s]. The RSF districts correspond to and implement the urban mixed use land use designation on the future land use map of the Collier County GMP. The maximum density permissible in the residential single-family (RSF) districts and the urban mixed use land use designation shall be guided, in part, by the density rating system contained in the future land use element of the Collier County GMP. The maximum density permissible or permitted in the RSF district shall not exceed the density permissible under the density rating system, except as permitted by policies contained in the future land use element.
