This is a perfect setting for a tropical beach lifestyle. You can be at the Gulf’s beautiful beaches in a few minutes without crossing any highways, because this house is located west of Route 41 in the Bay Point area. A short bike ride will have you sipping a cocktail in a few minutes at Pelican Alley and Pop’s Sunset Grill, or with your toes in the sand at Nokomis or North Jetty Beach. Pulling into the driveway you’re greeted by the beautiful front yard landscaping with Foxtail Palms and more. This house has the best of both worlds… it has stood the test of time and has had numerous updates. For peace of mind all windows and doors were replaced with hurricane resistant impact glass in 2014 and a new roof and new flooring was installed in 2015. The house was replumbed and a new septic tank/drain field (50-year life) were installed in 2014. In 2016, the kitchen and bathroom were updated. The size of this house creates an efficient home, plus the backyard adds incredible space to your enjoyment. A 2015 vinyl fence surrounds the back yard ready for your fur baby to enjoy and/or with room for a patio, fire pit, etc. The detached garage provides room for a vehicle and/or for all your beach and outdoor toys. Bay Point Community has no HOA or CDD fees but does offer a community park with kayak/canoe/paddle board access to Lyons Bay. A few paddle strokes and you’ll be in the Intracoastal Waterway and a little farther you’ll be in the Gulf of Mexico. Bay Point is located between quaint Venice and bustling Sarasota, so you're removed from major traffic, yet have great options for restaurants, entertainment, beaches, and more. There is access to the Legacy Trail nearby where you can bike, run, or walk to downtown Venice (3 miles south) or to Sarasota (10 miles north).

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
