This beautiful penthouse has amazing views of intercoastal waterways and the Gulf. Evening sunsets are spectacular! With four bedrooms (or 3 bedrooms and an office/den) and three baths, plus a formal dining room, this meticulously maintained condo offers all the space you need for everyday living and entertaining guests. The warm, private foyer greets you as you leave the elevator. As you enter the front door you see natural light spilling into the open floor plan of the expansive great room with gleaming marble floors, 10 ft ceilings and enormous windows overlooking the breathtaking water view! Across the room, large sliding glass doors open to a screened-in, covered and spacious lanai. Evening sunsets that paint the sky with color are breathtaking. The great room is highlighted by a custom-built Marge Carson wall unit. The kitchen, set perfectly between the dining room and the breakfast nook was designed to take in the view and includes a custom-built pantry, dining bar, wet bar, and warm, honey-colored cabinets to make the entire space open and welcoming. The adjacent dining room has a custom built, one-of-a-kind onyx buffet with under-lighting. It is gorgeous! The primary bedroom is very roomy, with enough space for a desk or a sitting area and has a large custom walk-in closet, a secondary closet, slider to the balcony and large windows offering beautiful water views. Completing the suite is a spacious bathroom made for relaxing with a soaking tub, a separate walk-in shower, dual sinks and vanities, and a built-in makeup table. The 2nd and 3rd bedrooms are generously sized and comfortable. The 4th room is currently being used as an office, but can be another bedroom or den, depending on your lifestyle and needs. Add to all this a large laundry room, electric hurricane shutters, ceiling fans, window treatments, window shades, plantation shutters, custom built-ins and a private 2 car garage. The Meridian residence-only pool, spa and workout room are just steps away from the building. All this, and all the offerings of The Oaks Clubside: two championship golf courses, 12 HAR-TRU tennis courts (4 lighted), pickle ball and croquet courts, a junior Olympic community pool, Wellfit, state-of-the art fitness center, and a wide variety of dining, social and recreational options. Club membership is required with homeownership.

Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
