One or more photo(s) has been virtually staged. NEW PRICE IMPROVEMENT! Welcome to 418 Sarabay Rd, a lovely old-Florida home "West of Trail" in the charming community of Osprey, exuding a small-town feel, but just minutes away from all the conveniences and excitement of Sarasota and Venice! You and your guests will be drawn to spend lots of time in this fully fenced private oasis with its large deck, crystal-blue above-ground pool, and separate art studio or home office. This 3-bedroom, 2-bath home does not require flood insurance, has a 2024 roof with “third nail” for insurance savings, and came through our last storm season with no wind or water damage. You’ll love the security of the whole-house generator system and so many new systems ready for years of service: re-piped freshwater supply plumbing, new drain field, attic insulation, AC ductwork, and super-efficient water heater. Wide-open living spaces and a centrally located kitchen make this a great home for entertaining and give you plenty of versatility to lay it out just to suit you! By car, you are in the middle of it all -- a short trip to the Super Wal-Mart, all the Blackburn Point attractions, Spanish Point and Selby Gardens, plus restaurants aplenty. Fishermen and beach lovers, note: It's a very short hop to the Venice jetties, Nokomis beach, and the world-renowned Siesta Key beach, consistently rated one of the top 10 beaches in America! All the attractions of Sarasota and Venice are just over the horizon, and I-75 (just 5 miles “the back way”) will get you to airports in Sarasota and Fort Myers -- and anywhere else you want to be. If it’s local color and the balmy sub-tropical Florida lifestyle you’re seeking, you’ve just found it! BOATER-KAYAKER ALERT: the voluntary homeowners association ($75/year) boasts a kayak launch and a small-boat marina right off Little Sarasota Bay for a small additional annual fee. From your own dock, it’s just 1 mile south on the Intracoastal Waterway to Blackburn Point, with its marina, public park/boat ramp, historic swing bridge, and restaurants and watering holes. Just a mile to the north by boat is the newly opened Midnight Pass with its own gorgeous beaches and access to the open Gulf of Mexico! Boat slips are on a first come basis $1600 yearly and kayak storage $150 yearly. Come visit 418 Sarabay Road and come on home!

RMF-1
Multi-Family District
The RMF Districts permit multifamily residential densities, which may take the form of a variety of housing types, including single-family detached, lot line, traditional, patio, villa, atrium, duplex, townhouse, multiplex, or apartment units. These districts are used in areas having convenient access to both collector and arterial streets, and nearby civic and commercial uses, as well as employment opportunities; The RMF Districts are generally used to implement the Comprehensive Plan within those areas shown as Medium Density Residential, High Density Residential, Office Multifamily Residential Areas and Corridors, and Town and Village Centers on the Future Land Use Map, on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts, and Developments of Regional Impact. The RMF Districts, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Medium Density and High Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan. These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
