Here is a beautiful lot with a couple of improvements on it that may be of some value for new construction. You may be able to save some or all of the impact fees because of the old building. In any case, other than that it has little or no value. It has been disconnected from the power and has been vacant for some time now and will more than likely be knocked down to make way for a new home or two. This lot is slightly over an acre and may be split into two building sites as it is just over 200 feetwide and over 200 feet deep. This would allow two 100 x 200 foot lots or about a half acre each with each lot having 100 feet of frontage. The north east corner contains a 20' x 40' barn or storage building. It has nice high rafters in it so it can accommodate an RV or good sized boat. The elevation is good as this land is in zone X and does not require flood insurance. You love the trees and the fact that the lot is cleared an mowed so it is easy to see the entire parcel. The county water is already in place for the old house and there is a small well for irrigation behind the house so the south west corner already has the water meter set for quick and easy access to the county water. Don't let this one get away. A great location close to everything.
*Taxable value of land and structures on it ("additions") is determined regularly by local assessors and does not affect market price.

RSF-2
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
