This 3 BR/2 Bath Westlake Village home underwent an extensive interior renovation over the past 2 years creating an updated look in a neutral palette, so popular in today’s marketplace. The floor plan features a double entry door opening into the foyer which overlooks the spacious central living room with tongue and groove plank vaulted ceiling and a wall of windows overlooking the wood deck and large rear fenced yard. To the right of the foyer is a separate dining room and renovated kitchen overlooking the family room and Florida room. To the left of the foyer is a hallway leading to two spacious bedrooms on the front of the house, the main bath, and an ensuite primary bedroom overlooking the wood deck and the rear yard. Renovations included a whole-house installation of storm-impact rated windows and slider doors backed by a 30-year warranty; mid-tone laminate over floating rubber underlayment in living, kitchen, and bedroom areas; freshly painted drywall; new interior doors and hardware; and kitchen with custom wood frame cabinets in white finish with stainless steel hardware, neutral quartz countertops, marble tile backsplash, and new appliances. Likewise, the bathrooms were renovated to reflect today’s design standards with large format porcelain tile flooring and walls. In addition, the primary bath features barrier-free shower design, grab bars, and pedestal sink. The roof was replaced in 2019; HVAC in 2013; rear yard privacy fence in 2023; and there is a washer and dryer located in a kitchen alcove. Westlake Village is a golf-cart friendly, deed restricted HOA community of 576 single family homes on minimum 1/4 acre lots and 72 townhome- and villa-style condominiums developed in the 1980’s on one of the highest ridge lines in Pinellas County. It features a community clubhouse with meeting rooms, a junior Olympic size outdoor swimming pool, tennis and pickle ball courts, as well as an adjacent 30-acre park and preserve area with playground and paved walking path that winds through treed and wide-open spaces. The neighborhood is zoned for top-rated schools including Palm Harbor University High School and is convenient to shopping, beaches, restaurants, parks, the Greater Palm Harbor YMCA and the Pinellas Trail. This home is not located in a flood zone.

RPD
Residential Planned Development District
The RPD, Residential Planned Development District is intended to provide for a wide variety of housing types and densities while permitting some complementing non-residential, neighborhood-oriented uses. The RPD district requires that the district be master planned as a creative, walkable and context-sensitive community that responds to the surrounding land use pattern and preserves unique natural features. The RPD district requires a development master plan and allows the applicant to establish the permitted uses and associated development standards that will be applied therein.; The RPD, residential planned development district, allows a variety of housing options to accommodate multi-generational communities with a range of residential building forms and housing sizes.; The intent of this district is to encourage use of imaginative design, to avoid monotonous repetition of pattern, to provide adequate open space and to permit flexibility of site design. The development parameters including building height, lot sizes, and setbacks shall be established for each RPD district.;The RPD district is intended to promote the health and well-being of residents by including facility-based and resource-based open space that encourages physical activity, promotes pedestrian activity, provides access to alternative transportation choices, and fosters greater social interaction.; The RPD district is intended to provide for flexible mixed-use developments at a scale that serves one or more neighborhoods in appropriate locations that have adequate infrastructure, transportation access, and market demand, consistent with the vision articulated within the Pinellas County Comprehensive Plan.; The RPD district is intended to encourage walkable, mixed use neighborhood centers within the community that provide greater opportunity for pedestrian activity, bicycle uses, resulting in reduced parking demand, and establish a sense of place. These centers should include community uses, recreation opportunities, and appropriate commercial services.; The RPD district should also achieve compatibility with surrounding neighborhoods by avoiding commercial intrusion and associated impacts into established neighborhoods.; RPDs with approved master plans prior to Oct. 23, 2018, shall continue to conform to regulations in place at the time of approval. Changes to approved master plans shall conform to current adopted standards.; Communities within the RPD district are developed and redeveloped pursuant to an approved development master plan pursuant to chapter 138, article II, division 11.
