Two parcels, one price! A combined 2.41 acres of wooded vacant land offering great potential in a convenient location. 6013 Hilburn Rd is zoned HDMU and 400 E Burgess is zoned HDR! HDMU is one of the most versatile zoning categories in the county. It allows a mix of residential and neighborhood commercial. This listing includes two parcels, 6013 Hilburn Rd and 400 E Burgess Rd, being sold together. The property features frontage on both Hilburn Road and East Burgess Road, with a small amount of frontage on Creighton Road just west of Hilburn.
North Central Pensacola, located between Interstate 110 and U.S. 29, is a residential and commercial Ensley neighborhood with a grid of side streets and a car-forward streetscape. The neighborhood’s energy concentrates around the U.S. 29 and W Detroit Blvd corridor, where auto shops, local eateries, and small storefronts set a practical, workaday tone. Housing trends toward mid-century ranches and modest single-story homes with deep setbacks and mature trees. Nearby green space and recreation cluster around the larger Ensley area’s parks and sports fields. Daily errands and services line the main arterials, while quieter blocks sit just behind them.

HDMU
High Density Mixed-Use District
The high density mixed-use (HDMU) district establishes appropriate areas and land use regulations for a complimentary mix of high density residential uses and compatible nonresidential uses within urban areas. The primary intent of the district is to provide for a mix of neighborhood retail sales, services and professional offices with greater dwelling unit density and diversity than the low density mixed-use district. Additionally, the HDMU district is intended to rely on urban street connectivity and encourage vertical mixes of commercial and residential uses within the same building to accommodate a physical pattern of development characteristic of village main streets and older neighborhood commercial areas. Residential uses within the district include all forms of single-family, two-family and multifamily dwellings.
