COZY CUTE with PEEK-a-Boo VIEWS- You will feel very welcomed at this St. Augustine Shores home. The morning light shines in magically on the back lawn where you can catch peek-a-boo views of the Intracoastal. Evenings include beautiful sunset colors on the front porch. Some nights you will be lulled to sleep by the sound of the waves hitting shore. Rain chain down spout features will not be bringing you down- they are absolutely dreamy with mid-afternoon showers. There’s a bunch of other “must see” upgraded features of the home as well including reclaimed pine from the historic St. Augustine Treasury on the Plaza! This two bedroom two bath home is situated each one opposing the dining room. The Master includes private bathroom with bathtub and walk-in closet with plenty of space for your wardrobe and other personal items.
The second bedroom includes newly renovated bathroom adjacent as well as “hallway” closet. Dining room receives beautiful sunlight shining in during your dining “golden” hour. The dining room leads directly into Family Room area. With two glass sliding doors and three windows in the family room, this set up allows for really nice breezes flowing through. If you like your weekend coffee on the couch, this is the spot as it also receives that amazing sunlight. The family room is cozy central. The Family Room leads to a covered back patio with one set of said sliding glass doors. This little alcove of the Family Room is currently used as a home office area and would also be a great area for a reading nook, play area for kids, or exercise area. Parallel to patio sliding glass door is a cut out window from the kitchen (right above the kitchen sink) which consequently looks onto this alcove area, patio, and back yard. Galley Kitchen includes super modern Samsung refrigerator! The grocery shopper of the home will most definitely appreciate its features: a camera viewing contents of fridge, Alexa, and other apps and Bluetooth capabilities. You will love the upgraded stainless steel sink basin and garbage disposal. Countertops are newly placed with cozy/modern look. Laundry room and additional pantry space is right next door. Laundry room then leads to one car garage that contains attic and work bench for additional storage. Do you enjoy a nice back yard bonfire in the cooler months? You are in luck as there is a fire pit. Custom gates were designed and installed on both sides of property by current owner to allow for easy boat storage and hauling in and out of property. The fully fenced in area lets your Fido roam and run around. Lots of potential to make this back yard your own sanctuary with quite literally a lot of room to grow- a garden or your personal style of landscaping. If you don’t plan on growing your own food, there’s a super market and small local eateries just a mile away. St. Augustine Shores is a great location as almost everything you would want to get to in town is typically within 15 minutes driving.

PUD
Planned Unit Development District
These districts are used for specialized purposes to allow for innovative design techniques. The application of flexible land Use regulations to the Development of land is often difficult or impossible within traditional zoning district regulations. The objective of a PUD is to encourage ingenuity, imagination and design efforts on the part of builders, architects, site planners, and Developers to produce Developments which may depart from the strict requirements of traditional zoning districts in return for a gain in aesthetic and functional design as compared with traditional zoning districts. Planned Unit Development districts shall be suitable in location, area, and character for the Uses and Structures proposed, and are to be planned and developed in a unified manner. Land proposed for Planned Unit Developments proposed shall comply with the Comprehensive Plan and may be located in all Future Land Use Districts except that residential development in the Rural/Silviculture R/S and Agricultural-Intensity A-I land use designations shall be in accordance with the Planned Rural Development PRD District.
