Your Sarasota oasis awaits, and you can bring your boat! Come and see this luxe coastal canal home in the Aqualine Estates neighborhood. Just minutes from Stickney Point Bridge and Siesta Key, this luxury residence is conveniently located to all the shops and restaurants near Sarasota Pavilion, Gulf Gate Center, and the soon to be built Siesta Promenade. It's over 1800 square feet, a three bedroom two bath stunner that features a complete renovation including a new metal roof in 2023 and new water heater in 2025. As you enter through the front door, the inviting open floor plan creates a stunning view of the salt water pool and canal in the backyard. A WOW factor when welcoming your guests! The chef’s kitchen boasts all top of the line stainless appliances including an induction cooktop, convection oven and 2 tier refrigerator. The ocean blue tile backsplash, bright Corrian countertops and wood plank style flooring throughout the home keep the coastal vibe consistent. The kitchen has peninsula counter seating and a dedicated dining area overlooking the terrace. The laundry room includes a new large capacity washer and dryer set and it doubles as a butler’s pantry! An entertainer’s dream with a large stainless steel sink, a second full size refrigerator, a wall of storage cabinets. The primary bedroom suite includes a separate work space as you enter. It has two full size reach-in closets, a powder room, a large walk-in owner’s closet that can be locked. The en-suite bathroom is sensational with an enormous walk in shower encased by a glass door, river rock flooring and dual shower heads. It includes plenty of cabinets for linen storage, and a separate commode room for extra privacy. The second and third bedrooms are adjacent to the front hallway, providing an ideal split floor plan for additional guests. As you walk through the main living area, the back of the home has large glass doors that open seamlessly to the back yard and canal. You’ll enjoy the mature tropical landscaping that surrounds the luxurious salt water pool. The pool has a sun shelf and additional deep end seating and comes with safety fencing and an umbrella for the sun shelf. The fully pavered driveway and walkways add elegance, and there's an extra large 2 car garage that includes a large storage area and an attic. The seawall has been recently upgraded, and the boat lift has a 10k pound capacity! The extended dock is equipped with electrical, lighting, water supply, filet station, and could accommodate a guest boat as well. The yard has a gazebo with table seating for six featuring a propane fire centerpiece. Please note, this portion of the canal is deep enough for both sailboats or larger hulls, and there are no bridges to the Intracoastal Waterway, a very short distance to The Gulf! This residence is being offered fully turn key, including a smart TV, Propane BBQ grill, outdoor furniture, luxury bedding, towels. RSF-2
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
