Hey there, future homeowner — let's talk about this cozy little gem sitting pretty in one of Sarasota's most convenient neighborhoods. This two-bedroom, one-bathroom home clocks in at just over a thousand square feet, and honestly, it's got a whole lot going for it. The previous owners clearly put some love into this place, so you're moving into a home that's already had some key updates done for you. We're talking newer air conditioning, a newer roof, updated windows, and a newer hot water heater. That's basically the big-ticket stuff already checked off your list. Feels good, right? Inside, you'll notice fresh interior paint throughout the entire home paired with brand new flooring from room to room. Everything feels clean, bright, and move-in ready. Speaking of bright — this home is flooded with natural light, giving it a warm and airy vibe that makes the space feel even bigger than it already is. It's the kind of place where you can kick back with your morning coffee and just enjoy the sunshine streaming through those updated windows. Now let's head outside, because that's where things get really interesting. The backyard offers a lovely water view, which is the kind of bonus that never gets old. Imagine spending your evenings out back, watching the sun dip down while you grill up dinner or just unwind after a long day. The lot itself gives you plenty of room to dream big — whether you want to add a deck, put in a garden, create an outdoor entertaining space, or even explore expanding the home down the road. The renovation potential here is seriously exciting for anyone with a little vision and creativity. And here's another sweet detail — there's no homeowners association. That means no monthly fees, no board approvals, and no one telling you what color to paint your front door. You get to make this place truly yours without jumping through hoops. Location-wise, you're in a fantastic spot. Everyday essentials are close by, with public transit access right in the neighborhood. The nearby Foundations Montessori Academy is a convenient option for education, and when you need a little fresh air, Conservatory Park is just a short drive away. Feeling like a shopping day? University Town Center is easily accessible for all your retail therapy needs, dining options, and entertainment. At this price point, you're getting a whole lot of value in a market where that's harder and harder to find. Whether you're a first-time buyer looking for an affordable entry into the Sarasota area, an investor eyeing rental potential, or someone who wants a solid foundation with room to customize — this home checks a lot of boxes. Don't let this one sit on the market too long. Homes like this tend to move fast, so come take a look before someone else scoops it up.

RSF-2
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
