Welcome to your garden courtyard oasis in Bent Tree Village. The private courtyard entrance with a stunning custom-built, glass-windowed front door installed in 2019 provides a spacious feel of +2000 sqft of living space in this 3 bedroom / 2 full bath, plus an office home. A guest bedroom with french doors at its entrance leads to a sliding glass door back out to the morning coffee sitting area in the front courtyard decorated with soft stones as ground cover and a water fountain. Sellers have taken exceptional attention to every detail in this home, including a full kitchen remodel in 2015 with granite counter tops and raised breakfast bar, 18" ceramic tile carries throughout the majority of the home, solid wood cabinets with self-closing drawers and new stainless steel appliances. Luxury vinyl wood plank flooring can be found in the bedrooms. Both bathrooms have been immaculately updated with travertine floors, countertops and vessel sinks adding to that sense of luxury living in this community, where your low annual HOA fees cover a social membership to the Bent Tree Golf Club and a community night security guard. Yet, you will probably not be able to decide what truly is the best feature of this home: the vaulted, cathedral beam exposed ceiling in the family room with a fireplace and shiplap running all the way to the ceiling, including a wet bar and wine fridge out of direct view to its side, or the large screed-in lanai off the family room looking out into a green space with palms, pineapple plants and plenty of space to install a future pool? Another benefit of this home is that the master bedroom and office have sliding glass doors that lead to the rear lanai. A commuter's dream, if you are headed to Tampa/St. Pete or Ft. Meyers every day, within minutes of I75 and a bevy of shopping just past the I75 underpass - Walmart, Publix, Home Depot (although with this home you will not be there that often, except to get supplies for the woodworking shop in the garage) as well as great restaurants, Doctor's Hospital, banks and a gym nearby with an indoor lap pool. You are only 20 minutes to the country’s #1 beach, Siesta Beach, with its sugary, fluffy sand and aqua, transparent water and less than that time to Downtown Sarasota. So please come and take a look at this gem of a home in this much sought-after community and why it should offer plenty of price appreciation as well as a great lifestyle on the Suncoast to you, as its new owner, in the future. * Seller is offering a $450, one year home warranty for plumbing, AC, heating, electrical, ductwork and water heater through American Home Shield. * Further, the Seller is open to receiving offers including the furniture with the purchase. All curtains and rods in family room and dinette as well as large freezer in laundry room do not convey.
*Taxable value of land and structures on it ("additions") is determined regularly by local assessors and does not affect market price.

PUD
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
