Welcome to Heronmere in the heart of the Meadows. This beautifully updated first floor condo is the perfect place to unwind and relax. Being that this 2 bedroom, 2 bath is the largest design in the Meadows you will enjoy the spaciousness as soon as you enter. The unit comes with an assigned parking space that is covered and also has a storage shed. Park your car and enjoy the short walk through the brick paver courtyard into your own spacious foyer. This unit has 1308 square foot of interior space plus 3 additional exterior spaces that are accessed via large sliding patio doors. These doors and windows provide lots of natural light and the ability to really open the home up to enjoy the Sarasota weather. This particular unit has been lovingly maintained and also updated with Engineered wood flooring throughout the main living area and the master bedroom. The kitchen has been remodeled with white shaker style cabinetry and gorgeous granite countertops. In addition both of the bathrooms have been remodeled. There is a huge walk in pantry, interior laundry, and an awesome covered and screened in lanai. Heronmere stands out amongst the other neighborhoods within the Meadows due to its thoughtful design and attention it was given when developed by the famous Tim Seibert known for being the Sarasota School of Architectures co- founder. (I personally love the small open patio off the dining room that would be great for grilling) Heronmere is about 15 minutes to the vibrant downtown Sarasota, and only 2 miles to the new University Town Center that offers the newest mall in the area and a upscale development which has so many restaurants and shopping options in addition to all the entertainment there and at the adjacent Nathan Benderson park. The Meadows is a lifestyle community that offers a central location of 1650 acres and 14 miles of hiking and biking trails, a fitness center, Clubhouse, restaurants, shopping, daycare, multiple pools, pickleball courts, tennis courts, private and pay to play golf courses, all while being 30 minutes from world renowned white Quartz beaches. This is a place that just makes it easy to enjoy your Florida lifestyle. Do not hesitate, because this one is ready for its new owners.

RSF-2
PUD
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
