Back on market but not yet inspected! Three Bed, Three Bath home in Sapphire Shores! This Bay Shore Road address is just a short stroll to Sun Circle Park on Sarasota Bay. It might be about as close as you can live to the water and NOT be in a flood zone! And you are adjacent to some of the most majestic and established cultural institutions in Sarasota. The John and Mable Ringling Museum of Art, the “gilded era” mansion & museum Ca’ d’Zan, The Asolo Repertory Theater, The Sarasota Ballet and more. But location is not all this place has going for it. You’ll also find a unique, split bedroom floor plan allowing many living opportunities. Two of the bedrooms are “en-suite” and one has a private entry. Maybe this is perfect for a visiting artist in residence? A professor from nearby New College of Florida or USF? Or a roommate wanting independence and privacy. There is garage access and street frontage behind on Eastchester Drive. This keeps the front lawn along Bay Shore Road open and green. The site lines in Sapphire Shores are the longest in town and your views will take in the vintage homes and mature landscaping of a well-established neighborhood. Additional interior features of this classic ranch include oak, hardwood floors throughout, a wood burning fireplace and dramatic chimney (it’s been a while since used) and an updated kitchen in the middle of the home tying together this space with a living room, dining room AND a family room. A unique, outdoor breezeway can be used as a “covered courtyard” greatly expanding the indoor/outdoor potential of this property. The breezeway leads to a multi-functional garage with a workshop perfect for the hobbyist be it woodworking or cars. There have been multiple updates over the years with the most recent being a new roof in 2022. This location on Sarasota’s north side, just 2 miles from downtown and near the University Parkway corridor anchored by Sarasota Bradenton International Airport on the west and University Town Center shopping district on the east. There is no more convenient location to be found!

RSF-2
Residential Single Family 2 District
The intent and purpose of the Residential Single Family RSF districts is to preserve land for housing and provide housing opportunities for individual households. The regulations are intended to create, maintain and promote the development and redevelopment of these neighborhoods while preserving their existing residential character. The regulations preserve the character of neighborhoods by providing six different densities and development standards. These zones allow some non-household living uses but not to such an extent as to sacrifice the overall image and character of the neighborhood. The regulations promote desirable residential areas by addressing aesthetically pleasing environments, safety, privacy, and recreational opportunities. The site development standards allow flexibility of development while maintaining compatibility within the city's various neighborhoods. In addition, the regulations provide clarity to property owners, developers, and neighbors about the limits of what is allowed.
