Price Reduction!! Welcome to this 1,658 sq ft single-family home offering 2 bedrooms, 2 full bathrooms, a 2-car garage and a Florida room. This move-in-ready Villa has 1,115 sq ft of heated living space and a rare courtyard for outdoor living and gardening. You will love the skylight-filled living space with cathedral ceilings, which cuts down the electricity bill. A sliding door leads to the Florida room in the rear. Both bedrooms have wood-looking laminate floors. Granite counters and an eating space in the kitchen add to the ease of living. Other features include new ceiling fans and modern lighting. The all-ages Riviera Club Village is a highly sought-after community with low HOA fees and NO CDD. Trash charges are part of the property tax. For a healthier lifestyle, you can become a member of Sarasota's well-known Palm-Aire Country Club across the University Pkwy, which has one of the best swimming pools, spa, and recreation facilities like tennis, pickleball, 18-hole Golf Club, etc. For beach-lovers, the world-famous Siesta Key Beach is about 13 miles away, and it is only 10 miles to the idyllic Lido Key Beach. Think of yet another attraction, the European-styled St. Armands Circle, famous for high-end outdoor shopping, galleries, restaurants and a central park with circus-themed statues. Just behind the Riviera Club Village sits the reputed Foundations Montessori Academy for K-12 graders. It takes barely 5-8 minutes to the sprawling University Town Center (UTC) Mall, Sarasota's upscale shopping and dining destination. Located close to the Sarasota-Bradenton International Airport, downtown Sarasota, the University of South Florida, New Florida State College, Ringling College of Art, and the Ringling Museum of Art, this place is one of the best locations to enjoy Florida's endless summer. Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
