Love the look and feel of those gorgeous historic houses in Havana and Monticello, but don't want the long commute? Problem solved! // This big and beautiful, circa 1930 gem on a full acre with a private pool is mere minutes from downtown and a short walk to the Centre of Tallahassee shopping and entertainment complex // Recent full home inspection available // So many charming historic elements still function well…which is a sought-after rarity, but upgrades including a tankless water heater make for more modern living // Downstairs = en suite corner master, bedroom's 2-3, living, dining, kitchen, full hall bathroom // Upstairs = bedroom 4, full bath, loft area, guest apartment (with separate living area + bedroom 5) and tons of attic storage // High ceilings, oversized rooms and plentiful windows throughout // Vintage fireplaces adorn living and dining rooms // Colossal kitchen with granite tile counters, lots of cabinets (including glass display cabinets) and room for a big island table // Formal dining room has bay windows overlooking side yard // Large living room has French door access to screened porch and lots of natural light // Bedrooms 2 and 3 are connected via Jack n Jill bath // Guest apartment has separate entrance and was built out in 2005-ish…just needs flooring and a few finishes to be move in ready // Big concrete pool and patio is completely surrounded by fence and wall of privacy trees // Numerous mature fruit trees on site (fig, meyer lemon, hamlin orange, tangerine, pummelo grapefruit, kumkwat, and cara cara) // Circular gravel guest driveway in front + separate owner's driveway that goes around back // Must see in person to truly appreciate

MR-1
Medium Density Residential District
The MR-1 district is intended to be located in areas designated urban residential 2 or suburban on the future land use map of the comprehensive plan, in close proximity to more intensive non-residential uses, including commercial and office uses; and to residentially compatible public facilities such as schools, parks, and transit facilities. The MR-1 district is intended to achieve densities consistent with urban development, use of public transit, and efficient use of public infrastructure. Off-street parking facilities in the MR-1 district shall be located and designed to promote convenient access to pedestrian and mass transit facilities. The MR-1 district shall provide for a wide range of residential housing types. The maximum gross density allowed for new residential development in the MR-1 district is 20 dwelling units per acre, while the minimum gross density allowed is eight dwelling units per acre, unless constraints of concurrency or preservation and/or conservation features preclude the attainment of the minimum densities. Certain community and recreational facilities related to residential uses and day care centers are also permitted.
