One or more photo(s) has been virtually staged. * Price Adjustment * Welcome to this fully and thoughtfully reimagined South Venice residence, where every detail has been professionally renovated from top to bottom. Positioned on a quiet private street just moments from the community boat dock and the private ferry to Manasota Key’s beach, this home offers an exceptional blend of location, lifestyle, and peace of mind. Set in a community once recognized by Coastal Living Magazine as one of the happiest seaside towns in the USA, the property sits on double lot and features a brand new fully fenced backyard, creating a private outdoor retreat. Multiple covered and paved patio areas provide ideal spaces for sunny afternoons, evening gatherings, and quiet nights under open, star filled skies. Inside, the transformation is immediate and complete. This is not a flip. The home has been entirely remodeled with the intention of long term ownership, and every system, surface, and finish has been addressed. The roof, air conditioning system, and hot water heater have all been updated. The kitchen has been completely redesigned with new appliances, and the bathrooms have been fully renovated with thoughtful, modern finishes. New luxury vinyl plank flooring, lighting, hardware, baseboards, and upgraded interior doors crafted from solid wood extend throughout the home, all professionally installed with exceptional attention to detail. For enhanced comfort and efficiency, the home has also been improved with new blown fiberglass insulation. The flexible floor plan allows the home to live comfortably as a three bedroom residence, or easily adapt to a two bedroom plus office or even a four bedroom layout depending on how the spaces are used. Soaring ceilings and walls of windows flood the interior with natural light, enhancing the open, airy feel and strong indoor outdoor connection. Beyond its beauty, the home offers rare buyer confidence. The property is built at a finished floor elevation of approximately 12.5 feet built above the Base Flood Elevation and does not require flood insurance (x500 zone). However, for reference, a transferable flood insurance policy is currently in place at approximately $1,750 annually, and the homeowners insurance premium is approximately $2,310 annually. Updated four point and wind mitigation inspections have been completed, along with mold testing, confirming the home’s healthy condition. A whole house water filtration system further elevates everyday living. With ample parking, a friendly neighborhood atmosphere, close proximity to Venice Beach, Englewood Beach, boating, and downtown Venice, and a level of renovation quality that is increasingly difficult to find, this home offers a rare opportunity to purchase with complete confidence. Everything has been done. All that remains is to move in and enjoy. Please inquire for a full feature sheet of upgrades and call for your private showing today.

Modern Chic meets Contemporary Rustic in this beautifully designed South Venice Home. From the soaring main living area ceilings to the polished concrete flooring this home is set to impress. Featuring a highly desirable open concept split floor plan that is complete with 3 bedrooms, 2 baths and spacious flex space that can be used as an office/den/ or even a picturesque art studio. The master retreat has been completely remodeled as well. Like natural light? Then you will surely fall in love with all the windows located throughout and who could resist the wall to wall sliders in the great room area. The listing may say 1458 sqft of under air space but it's the actual LIVING space that this home offers that makes it so great. Grab a glass of southern sweet ice tea, open the sliders to the covered porch area, and let the summer breeze flow and enjoy that true Florida outdoor/indoor living. There's even an outdoor shower for those times you want a more natural surrounding. If you are shopping homes under 300k, especially in this covetable area of Venice, then you know a move in ready home is very tough to find. Well, not only is this home move in ready, it also just had a Brand New Roof put on that any insurance company is sure to love, not to mention the AC and Water System were just serviced and inspected. They say if you love something then let it go and it will return back to you. .. well in this market that is horrible advice. I can assure you that if you love this home and let it go, it will not come back to you because someone else will make your dream their address! So as another famous philosopher once said, if you like it then you should have put a ring on it, well let's at least start with an offer! Setup your showing today, so you can plan your moving tomorrow!

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
