Nestled in the heart of Florida, this charming 2-bedroom, 2-bathroom, home is situated on a spacious triple corner lot, offering ample space and privacy. Remarkably resilient, it withstood recent storms with ease. The expansive parcel provides plenty of room to securely park your boat, trailer, or RV behind a double-door gated yard, fully fenced for safety and privacy, though some repairs are needed due to wind damage. This home underwent a complete renovation in 2019, featuring a new roof, remodeled kitchen and bathrooms, and stylish vinyl flooring throughout. The current owners have further enhanced the property with modern appliances, elegant Florida Plantation shutters, and new window shades. A newly installed glass storm door at the front entry floods the living room with natural light, creating a warm and inviting atmosphere. On cooler winter evenings, enjoy the cozy ambiance of the wood-burning fireplace. The property boasts a comprehensive Kinetico water treatment and softener system, with reverse osmosis at the kitchen sink and refrigerator and a new well/water pump. Breathe easy with all-new ductwork and an upgraded air conditioning system. Recent upgrades include a hurricane-rated garage door, a new electrical box with an outlet for a whole-house generator, and a brand-new hot water heater. Step outside to the newly installed 18 x 23 paver patio, perfect for soaking up the Florida sunshine. It's an ideal space for outdoor entertaining, with room to add a firepit, hot tub, or tiki bar. The generous yard offers the potential to add a pool, transforming this property into your personal Florida oasis. With a little TLC, the original circular lanai can be restored to its mid-century charm. Importantly, this property remained high and dry, with no flooding or water intrusion. As a bonus, owners have the option to join the South Venice Beach Ferry Association, granting access to a private beach just a short ferry ride away. Memberships for the boat ramp and kayak launch are also available, though currently on hold due to facility repairs. All aerial photographs were taken pre-Milton. Fire in fireplace is virtually staged.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
