This very versatile Venice Gardens home offers something for everyone. 3 bedrooms, a den/office, 2 full baths, 1.5 car garage, and enough auxiliary parking to fit both a boat and RV, all nestled on about a ¼ acre lot and located just a few short blocks to Venice island. As you pull into the drive, you’ll be greeted by a magnificent grandfather oak tree and pleasant landscape work. The mid-century style walkway to the front door is well lit with 3 automatic dusk-to-dawn indirect lights. As you enter, you will find an open concept floorplan complete with living, dining, and family rooms all surrounding the beautiful natural Hickory kitchen. Tongue and groove planks adorn the ceiling of the dining and family room while waterproof textured luxury vinyl flooring lies beneath your feet. The kitchen offers an immense amount of cabinet space topped off with granite countertops, a marble backsplash, and a great breakfast bar. Both bathrooms have been updated with high-end finishes and large format tiles. Bedrooms 2 and 3 are graciously sized, especially the master bedroom, with its 15’ walk-in closet with dual pocketed entry doors. You’ll find that the master ensuite design and finishes rival most 4 star hotels. The standalone dual-sink vanity features waterfall faucets and tilt-out/pull-out drawers for easy access to your bath items. The walk-in shower features a sleek 60’ linear drain, large rain shower with a hand wand that also doubles as a stationary shower wall body jet sprayer. Between the master bedroom and kitchen, you’ll find a generously sized den/office which can be made completely private by sliding the barn door. This room also has an oversized pantry cabinet with roll-out drawers. From the Dining room, a set of glass French doors will lead you to a paver bricked patio and crushed shell fire pit area. Follow the mid-century style walkway to the outdoor shower station ideal for 2 and 4 legged friends alike. The large yard is completely chain link fenced and in the back corner, you can’t miss the oversized shed, complete with dual and single doors for all your equipment storing needs. Great form and function throughout. Just a short ride away is the Venice Gardens Civic Association which for a small annual fee of $130-$225/yr grants you access to their community pool, events, and parties. Adjacent to the Civic Association is Shamrock Park’s playground, pavilion, and fields. This home is located in the middle of it all! Abundant restaurants and shopping within reach without having to drive! 5 min to downtown Venice, 8 min to Venice Beach, 6 min to the boat ramp. New roof.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
