This quiet tranquil POOL home combines privacy and convenience. It is close to dining, shopping, medical, golf, tennis, movie and live theaters, and just 5 minutes from Venice Island and all the Gulf Coast has to offer. Enjoy a charming ride on the South Venice Beach Association ferry across the intra-coastal to the pristine beach on the Gulf of Mexico (membership only $145/year), or use the Association’s private boat ramp (only $90/year). For social gatherings the South Venice Civic Association (only $60/year) has meetings, seminars, workshops, dances and holiday events; or stay at home and enjoy your Salt Water Pool. Grill on the pool deck in your recently re-screened pool cage and enjoy the meal sitting in your large lanai enhanced with sliding windows that allow you to create a cozy area for summer or winter use, dining, reading or napping. The core of the home is enhanced by the 11 foot high cathedral ceiling with solar tube in the living room and dining area. This leads to the spacious lanai through the double, pocket, glass sliding doors. Both the interior and exterior were painted in 2013. The entire kitchen was replaced with granite counter tops, “soft close” doors and drawers, and all new stainless steel appliances, and both baths were updated in 2013. The update included new non-slip porcelain tile throughout the home, and 2 new ceiling fans and lighting. The split floor plan creates added privacy for the two bedrooms and the two full baths. The luxury of the large master bedroom includes an en-suite bath and spacious 33 square foot walk-in closet. The second bedroom has direct access to the second bath and has its own walk in closet. You can relax knowing the home has been well maintained. The main electric panel was just replaced (2021) allowing more competitive insurance savings. The 940 square foot pool cage was re-screened and the surrounding pool deck was sealed and painted, and a new septic tank and adjacent piping were installed in 2020, new vinyl plank gray wood-grain flooring was installed in the lanai in 2019, AC Ducts were cleaned and sanitized in 2018, gutter guards installed in 2017, and a new pool heater and variable speed pool pump were installed in 2016. The over-sized garage has a new garage door motor and springs, and holds the washer/dryer and extra storage cabinets and counter top. A parking pad adjoins the driveway and is perfect for your boat or guest’s parking. The home has public water supply with the added safety and insurance benefit of a county fire hydrant across the street. Live and Love the Florida lifestyle in this wonderful home. The property is being sold un-furnished, but the furniture, household items, and art work are available under a separate agreement for a Turn-Key option. A perfect year round, seasonal or investment opportunity.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
