RARE FIND with IN-LAW QUARTERS and charming PRIVATE ENTRANCE through a COVERED SIDE PORCH graced with 5 ARCHES and a TERRACOTTA TILE floor. Walking up to it I was drawn to just sit a spell. It is NO SURPRISE that the current owner has had a HISTORY of loyal RETURNING SEASONAL RENTERS. Use it as you wish, ART STUDIO, home office, GUEST HOUSE, home for AGING PARENT’S distance from the teenagers or DUAL LONG TERM RENTAL income. This CHARMING home is situated on a 4 LOT PARCEL caressed with DOUBLE functioning FOUNTAINS and MATURE PALMS and OAK TREES. Feel the TRICKLING FOUNTAINS melt the stress as you approach the front door. Step inside and notice the crown molding, light neutral homogenous flooring and FRENCH DOORS that lead to an additional WINDOWED ROOM overlooking the SPACIOUS YARD. From there step outside onto the BRICK PAVED PATIO to catch the Florida sunshine. Not only is this home inviting, warm and cozy, but once you move in you can start relaxing and enjoying it immediately. The big projects are done, a NEW ROOF and new HURRICANE IMPACT WINDOWS installed 2025. The kitchen and baths have also been updated. BRING all your BIG LAND and SEA TOYS and PARK them on either of the two rock driveways or in either side yard or pull them into the 20 X 20 THREE SIDED STEEL CARPORT. This is the coveted South Venice Neighborhood where there are NO HOA’s. And those toys have a NEARBY PARK TO PLAY at the PRIVATE BOAT LAUNCH to the GULF. RESIDENT MEMBERSHIP is renewed at just $200.00/year. No boat? No problem, the same park offers a PRIVATE FERRY to a SECLUDED BEACH ISLAND, resident membership $150.00/year. Don’t want to wait for the ferry, the KAYAK LAUNCH is $100.00 /year. This park is less than 3 miles away and is also near the SOUTH VENICE YACHT CLUB and the CIVIC COMMUNITY CENTER where renovated PICKLE BALL COURTS are enjoyed. Here they host classes and events in the social hall. Even closer at 1.5 miles is THE SHAMROCK NATURE CENTER with a playground, Children’s butterfly garden, TENNIS COURTS and access to the LEGACY TRAIL for a ride all the way up to Sarasota. Head just a few miles in either direction and enjoy the QUAINT TOWNS and BEACHES of HISTORIC VENICE or the OLD FLORIDA VIBE of ENGLEWOOD. Both towns offer dining, festivals, farmer’s markets and parks. Both offer their own unique “CHILL VIBE” with, their ART CENTERS and BEACH YOGA at SUNRISE or SUNSET, and DRUM CIRCLE and STREET MUSIC and CONCERTS at the center of town GAZEBO. Join the VENICE GARDEN COMMUNITY POOL or ADD A POOL in your own expansive yard. The current owner has investigated splitting the lot or adding an additional guest house on the property so there is plenty of room to grow in place in any direction. Even GRANDMA can enjoy peer fellowship and activity at nearby SENIOR FRIENDSHIP CENTER. This is the most AFFORDABLE ACTIVE FLORIDA LIVING. Something for EVERY AGE. A-LA-CARTE AMENITIES with NO CDD’S or HOA RULES.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
