One or more photo(s) has been virtually staged. Coastal freedom meets everyday comfort in this inviting South Venice residence, just minutes from the Gulf and historic downtown Venice, Florida. With no HOA and no deed restrictions, this property offers flexibility, space, and proximity to everything that makes Venice living so desirable. South Venice is known for its unique coastal access. Residents have the option to join the South Venice Beach Ferry, providing private ferry service to a secluded stretch of Gulf beach, along with access to a private boat ramp and kayak launch. It’s a rare neighborhood amenity that delivers a true Old-Florida coastal experience just minutes from home. Inside, natural light is abundant and immediately noticeable, filling the living spaces and enhancing the soft, neutral wood-look luxury vinyl plank flooring in excellent condition. Interior paint was refreshed just a few years ago, creating a clean, cohesive feel throughout. The home shows beautifully and is truly move-in ready. The kitchen was thoughtfully updated approximately five years ago, offering refreshed finishes and practical functionality. A * * new range—barely used— * * adds additional value. The dining area flows seamlessly into the main living space, where sliders lead out to the Florida room, providing flexible space for relaxing, entertaining, or enjoying bright morning light. Major updates include a new roof installed just two years ago and hurricane-impact windows throughout, with the exception of the front bay window, which is protected by hurricane shutters. Additional improvements include new hardware on exterior doors and motion-sensor yard lighting for added peace of mind. Practical storage includes a coat closet, linen closet, and additional storage throughout. Step outside to a spacious backyard—one of the home’s true highlights. With ample room to garden, entertain, play, or add a future pool, the outdoor space offers flexibility and opportunity. The landscaping is intentional yet easy to maintain—just enough to enhance the setting without overwhelming it. The carport includes an attached shed, ideal for tools, beach gear, or outdoor equipment. The neighborhood is known for being friendly and welcoming, offering a genuine sense of community. Beyond your doorstep, you’re minutes from Venice Beach, Manasota Key, waterfront dining, boutique shopping, farmers markets, parks, and year-round events—the lifestyle so many move here to enjoy. This is more than a home—it’s an opportunity to enjoy light-filled living, generous outdoor space, and the freedom of South Venice living, all near the coast. ¤ Please see 3D Tour and Video ¤

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
