Updated mid-century home just minutes from downtown historic Venice and Beach. COZY A-frame offers many comforts of Florida living! Beautiful refinished Terrazzo floors add a quiet elegance to this dwelling. Home was re-plumbed in 2012, new a/c in 2006, new gutters just added to the roof which was replaced in 2005, and the kitchen/bathrooms have been remodeled. Front bedroom has its own bathroom with a trendy space-saving barn door. Bonus Room off the kitchen can be a den/family room/office/guest room/crafts room--whatever you need; & has sliding glass doors out to a large inviting patio. Large fenced yard, with a 6-person Hot Tub, canopied by a stately mahogany tree is made for entertaining. Complete privacy is yours with the 6' white PVC Fencing which has a life-time warranty--there are 2 gates--one wide enough to allow entry of a boat or RV which can be stored on the 17'x 40' concrete slab. Behind slab is a 8'x 12' Shed, complete with electricity! There is more storage along the other side of the house. The yard is large enough to allow home expansion if needed. The Bahama Storm Shutters provide shade and protection in inclement weather. The cement-floored screened front porch makes a friendly protected entry-way. Cement curbing around the gardens create a visually appealing view as you pull into the circular drive-way. Optional HOA of $125/year which allows use of community pool. You must see this home in person to appreciate all it has to offer. County records show Effective Age of Home as 1985.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
