Now is your opportunity to own this Venice Gardens home, situated on an oversized corner lot with serene pond views. This home is located on CITY WATER AND SEWER and NO FLOOD INSURANCE IS REQUIRED! A NEW ROOF was just installed in 2023, and the home also features all hurricane impact windows that were installed in 2018. A brand new hot water heater was just installed in 2024. The upgraded Trane HVAC system has been regularly maintained. The home features charming curb appeal with a side load entry garage that houses a designated laundry area and a convenient utility sink. As you step through the front door you will appreciate updated tile floors that run throughout the entire home, making this home completely carpet free! The oversized living room is flooded with light thanks to the bay of windows in the adjoining dining room, as well as a wall of windows in the Florida Room that capture a view of the pond from every angle. The kitchen has a quaint breakfast nook, and the dishwasher and range were just replaced this year. The refrigerator has also recently been replaced. On one side of the home you will find an oversized Primary Suite with en suit bathroom with walk-in shower. There is also a large walk-in closet. On the opposite side of the house is a second bedroom that is generous in size and also features a walk-in closet. A second bathroom with shower tub combo is just off the second bedroom, and with a pocket door to section both the bedroom and bathroom off from the rest of the home, this easily acts as a second primary suite. In the back corner of the house you will find a large den/office with double pocket doors that can easily act as a 3rd bedroom if needed. Off the Florida room is a paver patio that is perfect for enjoying the Florida sun. This home has also been re-plumbed. This is a great opportunity to live within minutes of Venice Island, local beaches, and tons of area shops, restaurants, and attractions. Just around the corner you will find the Venice Gardens Civic Association where for a small fee, you can join to use the community pool and park. There is no mandatory HOA in Venice Gardens! RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
