Rare opportunity in Venice with room to grow. This two bedroom, two bathroom pool home is offered with an additional adjacent independent lot, providing a level of space and flexibility that is uncommon in many established Venice neighborhoods. The home sits on a cleared parcel, while the neighboring lot is lightly cleared with brush and mature trees, creating added privacy and separation. Together, the two parcels offer options for outdoor use, storage, or future consideration depending on buyer needs and verification. Several major items have already been addressed, including a 2023 roof, a 2025 AC system, and the home is not located in a flood zone. Both bathroom vanities were replaced in 2025, along with a new tiled shower, and the driveway and front walkway have been recently refreshed. The garage has also been updated with a freshly painted interior. An on site RV waste pump out connected to the septic system provides added convenience for RV owners or visiting guests. The interior layout is comfortable and functional, with spacious living areas and a screened pool that is well suited for enjoying Florida’s year round outdoor lifestyle. The home presents an opportunity for buyers who prefer to update finishes over time while living in the property, without the pressure of immediate large scale renovations. The Venice location is a key part of the appeal. The property is just minutes from Downtown Venice, known for its walkable streets, charming shops, and relaxed coastal feel. Shamrock Park is located less than two miles away and offers access to the Legacy Trail, walking paths, and outdoor recreation. Nearby waterfront favorites include Sharky’s On the Pier and the more upscale Fins located above it, offering Gulf front dining and sunset views. Multiple beaches are close by, including a dog friendly beach, along with parks, shopping, dining, and everyday conveniences. The home is also located just over a mile from the Intracoastal Waterway. Optional membership is available for access to the Ferry and boat ramp, adding to the lifestyle appeal for those who enjoy time on the water. Whether used as a full time residence, seasonal home, or long term hold, this property offers space, flexibility, and a desirable Venice location.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
