Here is your chance to own a single-family POOL HOME (with hot tub) in South Venice at a GREAT PRICE. This 3-bed, 2-bath home has tremendous potential and is priced to allow for some cosmetic updates. With most of the expensive updates already completed, the opportunity here is incredible. MAJOR IMPROVEMENTS INCLUDE a new AC (2019), new roof (2021), new water heater (2023), new electrical panel (2022), and fresh interior and exterior paint (2025). Inside, a wall in the kitchen was taken down to create an open floor plan and features granite countertops and stainless-steel appliances. The house itself sits on a 1/3-acre corner lot and offers the freedom of NO DEED RESTRICTIONS, so you can park your boat, RV, or other toys right on your own property. With no HOA fees, no CDD fees, and NO FLOOD INSURANCE required, this home keeps your costs low. Best of all, the LOCATION IS PERFECT…just steps from Challenger Park and within a short distance of South Venice Bay Preserve, Shamrock Park & Nature Center, the Venetian Waterway, and the Legacy Trail…all offering miles of walking and biking trails, sports courts, playgrounds, and dog-friendly spaces. This home is also ideal for all types of WATER ENTHUSIASTS as South Venice residents have the option to join the South Venice Ferry for only $200/year, providing a short ride across the Intracoastal Waterway to a private dock and boardwalk leading to a beautiful beach on Manasota Key. Boaters can also join the South Venice Boat Ramp association for $150/year, eliminating the hassle of busy public ramps. Kayakers and paddleboarders can access the same launch site for just $100/year. Whether you love boating, fishing, kayaking, paddleboarding, or simply relaxing on the beach, this location offers it all. Inventory in South Venice has been tightening for the past several months, and pool homes in South Venice remain in high demand. Don’t miss your chance to own a pool home, on a large corner lot, in a great location—all at an AMAZING PRICE. Schedule your showing today.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
