Welcome to the Morada at 776 Citrus Road — a Blue Water Custom Homes original that blends coastal charm, modern functionality, and timeless style in the heart of South Venice. From the street, this home stands out with its warm coastal blue exterior, accented by crisp white siding and trim. The inviting façade is complemented by a clean-lined covered entry and a wide driveway leading to the 2-car garage. Mature palms and fresh landscaping add to the relaxed Florida curb appeal. Inside, the cathedral ceilings create a grand first impression, filling the open living areas with light and volume. The great room flows seamlessly into the dining area and kitchen, forming the perfect backdrop for both everyday living and entertaining. Large windows and sliding glass doors frame the backyard and bathe the space in natural light, creating a bright, airy atmosphere. The kitchen features warm wood cabinetry, sleek quartz countertops, and a functional island that provides both prep space and casual seating without overwhelming the room. Stainless steel appliances, pendant lighting, and ample storage make this a space that balances style with efficiency. The dining area sits just off the kitchen, framed by windows, creating a welcoming setting for family meals or gatherings with friends. The primary suite is privately positioned and highlighted by a tray ceiling, lending an extra touch of architectural detail. Its en-suite bath features dual vanities with quartz counters, a spacious walk-in shower with elegant tilework, and a generous walk-in closet. On the opposite side of the home, two additional bedrooms share a full guest bath finished with the same attention to detail—quartz counters, coordinating cabinetry, and stylish fixtures. The laundry room, located off the garage entry, is bright and practical, offering plenty of space for organization and everyday use. At the rear, sliding glass doors open to a covered lanai—a peaceful outdoor extension of the home, ideal for morning coffee, evening cocktails, or simply enjoying the Florida lifestyle. The backyard offers plenty of room for personalization, whether you envision tropical landscaping, a garden, or a future pool. Located in South Venice, this home offers both convenience and flexibility, with no HOA, no CDD fees, and no flood insurance requirement. Residents also have the option to join the South Venice Civic Association, providing access to a private beach ferry, community boat ramp, and local park amenities. The location is just minutes from Shamrock Park, the Venetian Waterway Trail, shopping, dining, and the Gulf Coast’s world-famous beaches. As with every Blue Water Custom Home, the Morada is crafted with care and protected by a 2-10 Home Buyers Warranty for long-term peace of mind.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
