Top 3 within 2 miles: Ownership of this house comes with the 50% DISCOUNT to the yearly FERRY PASSES taking you to the PRIVATE SOUTH VENICE ISLAND BEACH and/or the private BOAT LAUNCH. We are talking about taking a ferry to a quiet private beach on an island and the pass is less than $200/year for your family. SHAMROCK NATURE CENTER, has great children's amenities with its playground and BUTTERFLY GARDEN. It has NATURE TRAILS that connect to the 10 MILES of the LEGACY TRAIL which connects Venice to Sarasota by biking or walking. For enrichment classes and social life, the SENIOR FRIENDSHIP CENTER is equally close. Here you can learn a language, take DANCE classes, have lunch or play billiards to list a few. They even have adult day care available if great grandma needs some fellowship. Of course, DOWN TOWN VENICE is just a bike ride or short drive where there is YOGA on the BEACH, restaurants, shopping, SATURDAY FARMER'S MARKET, or the ART CENTER for CLASSES and EVENTS. There is always an upcoming FESTIVAL, CONCERT or a PARADE of one kind or another in Venice. The VENICE AIRPORT where you can take FLYING LESSONS is adjacent to the PUBLIC GOLF COURSE. Venice has a rich CIRCUS history and has retained the training grounds where you can actually take a TRAPEZ class. Enough about Venice, head just a few miles south and enjoy ENGLEWOOD where the OLD FLORIDA VIBE still reigns, with its own LITTLE TOWN, plenty of WATER CRAFT to rent or SUNSET CRUISES to book. After you have exhausted yourself with a full day, come home and don’t worry about the yard work. The ARTFUL LANDSCAPING, is watered by a RAINBIRD SPRINKLER SYSTEM and leaves very little lawn to maintain. A BARGAIN buy, a great place to PLAY, REST and REFRESH. A convenient location to access so many South Florida ADVENTURES.

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
