Buckhead Forest, located between Peachtree Road NE and Piedmont Road NE, is a residential and wooded Atlanta neighborhood with curving streets and mid-century ranches. The neighborhood’s character concentrates around the Peachtree Road NE corridor near Buckhead Village, where patios, chef-driven dining rooms, and polished storefronts set a brisk, walk-and-window-shop rhythm. The Cathedral of St. Philip anchors the area’s civic calendar with concerts and community gatherings. Atlanta History Center adds museum galleries and historic grounds that shape a distinctly local sense of place. Homes range from brick traditional to contemporary rebuilds, framed by mature tree canopy and pocket greenspaces. Daily routines orbit boutique fitness studios, coffee counters, and shaded sidewalks that connect back to the commercial core.

Light floods in through the high arched windows of this top floor loft with 14 foot ceilings in popular Buckhead Village Lofts. The windows and open balcony face north so it is quiet and not affected by bar noise. Built in 1999 with the associated modern conveniences, the unit feels like it could be part of an old industrial renovation with its exposed brick and cement, industrial-type lighting, beautiful hardwood floors, exposed ductwork, and open walls. The central living area is large and bright and open to a convenient kitchen with stainless appliances, Corian counters, and a great breakfast bar. The unit has an open flex space; currently being used as a dining room, it would make a great office, and in some units it has been walled in as a second bedroom with the adjacent full bath. The primary bedroom is spacious with a walk-in closet and a nice bath with separate tubs and shower. Storage is found in a large laundry room and there is also storage for infrequently used items and out-of-season clothing at the top of the loft (accessed by ladder) and there are black-out blinds on all windows. Buckhead Village Lofts offers 24-hour concierge, Gym, Pool, Dog walk and it is so convenient to restaurants, businesses and shops. Additional highlights: Dream hotel planned for development next to the building, and Roswell Rd area has infrastructure improvement scheduled for 2022 (sidewalks, etc). The Condo association approved major renovations to the pool area, lobby, gym, and signage throughout the building (assessment has been paid)

SPI-9 SA2
Special Public Interest - Buckhead Village District - Subarea 2 Corridor Areas
The intent of the council in establishing the SPI-9 Buckhead Village Special Public Interest District is as follows: To encourage the redevelopment of properties within the Buckhead Village consistent with the community vision established in the City of Atlanta Comprehensive Development Plan, the 1999 Vision for the Buckhead Village, the 2001 Buckhead LCI Plan, 2005 Buckhead Village Parking and Circulation Study, and the 2007 Piedmont Area Transportation Plan; To provide for a balanced mix of office, retail, commercial, residential and related uses within the SPI-9 District so as to serve the needs of the Buckhead community, surrounding residential neighborhoods, and specialty shoppers and visitors; To provide for appropriate transitions from the high intensity areas along Peachtree Road to the mixed-use character of the surrounding village areas and the lower density residential neighborhoods that border the district and to prevent incompatible commercial uses and parking in residential neighborhoods; To implement the community vision through the provision of specific graphic standards to provide a pleasing, cohesive urban aesthetic for the district through vibrant, quality design; To ensure the safe and convenient movement of pedestrians within Buckhead Village through the provision of adequate and accommodating streetscapes and to reduce pedestrian and vehicular conflicts by providing clear delineated streetscapes for pedestrian movement; To reduce auto dependency and create opportunities for increasing the use of alternative transportation modes thereby mitigating traffic congestion, noise, and other negative impacts that detract from the village and surrounding neighborhoods; To increase connectivity for all transportation modes within the district and between the district and other areas; To provide a cooperative means for meeting parking needs within the village; To create incentives for the provision of public facilities and functional, publicly-accessible open spaces; To encourage and implement environmentally-responsible development; To provide a range of housing types to meet varying housing needs; and To make more predictable, streamline, and expedite the permitting process for developments meeting the intent and requirements of the district regulations.
Buckhead isn't one market — it's a dozen small ones. High-rise living near Lenox and Phipps, quiet estate streets off West Paces Ferry, or somewhere in between — each pocket has its own price range and feel.
