Clear Creek Farm is a 289-acre recreational property in Jefferson County, Georgia, approximately 10 minutes from Wrens. The property combines mature hardwood timber, planted pine, rolling topography, white oak ridges, natural springs, Clear Creek, a beaver pond, and an 11-acre field all into one action packed farm. Clear Creek Farm offers the habitat diversity associated with a productive hunting property. If you like to hunt, this tract has it all including deer, turkey, dove, ducks, and hogs. At its center, an 11-acre field provides an ideal setting for a dove field or large wildlife food plot. Mature hardwood stands throughout the property contain pockets of large, mast-producing white oaks, while younger mixed hardwood and pine stands provide nutrition, cover, and bedding habitat for deer. Together, the upland and bottomland areas create a rich, varied landscape that supports wildlife throughout the property. Clear Creek Farm includes an abundant network of natural springs, streams, and beaver ponds. Clear Creek, a perennial stream, and several natural springs provide year-round water for wildlife, including waterfowl. One spring originates along a white oak ridge and consistently supplies cool, clean water throughout the year. Along the northern portion of the property, a 13-acre beaver pond fed by Clear Creek offers additional duck-hunting opportunities. The area's rolling topography adds visual and ecological diversity, with long-range views and varied soil types. Most of the property is upland, complemented by bottomland and wetland habitat along the creek corridor. An established road system provides year-round access throughout the property. A cleared, 60-foot-wide right-of-way also creates an excellent location for wildlife food plots or openings. The timber resource on the property is composed of 86 acres of mature hardwood, 62 acres of premerchantable hardwood, 83 acres of planted Loblolly Pine, and 28 Acres of Bottomland Hardwood. Multiple gates along paved Hadden Pond Road provides access to the farm, and overhead power is available along the road frontage. The property is enrolled in CUVA and is subject to a mineral lease. Additional acreage is available for purchase, including an adjacent 288-acre tract and approximately 20 acres with a house, shop, and two ponds. Please call for more information.
