Tucked away from the noise of the world, this home is surrounded by seven peaceful acres that stretch out around you. Just inside, the living room centers around a wood-burning stove, and the kitchen showcases tile backsplash, stainless steel appliances, and ample cabinetry. The laundry room sits just off the kitchen and next to it is access to the back porch which is the perfect spot for morning coffee or watching the sun sink low behind the trees. This is a split bedroom plan with the primary suite on one side of the home. The primary includes his & hers closets, a jetted tub, a double vanity, and double doors that lead to the back porch. Down the hall are three additional bedrooms. Outside is where the fun happens! There's a playground set and an above-ground pool for summer splashes, and all the open ground you could want for a horse or two, a few cows, maybe even some chickens. Across the yard, the two-car detached garage comes with its own man cave/office that has a mini kitchen, additional bedroom, and a full bathroom. Here, you truly get the best of both worlds-serene country living with plenty of space to roam, while remaining just minutes from Madison Town Square. Madison has all the small town charm you could want with beautiful architecture, social and cultural events, local dining spots, and a prime location with easy access to Atlanta, Athens, & Lake Oconee. Madison has been featured in not only Time Magazine's World's Greatest Places, but also Southern Living's Prettiest Towns in Georgia list AND Country Living's The Country's Best Small Towns 2025.

Agricultural District
This district is comprised primarily of open farm land and land used for agricultural, livestock and poultry production. The intent of this regulation is to encourage the maintenance of the general rural character. Residential subdivisions in this district should be designed in a way that is compatible with the rural, agrarian nature of the district. The sale of items cultivated on the property such as fresh fruits, flowers, and vegetables on premises in produce stand type enterprises to provide income to the property owner is appropriate within this district. Pursuant to the many goals, objectives, policies, and recommendations of the Comprehensive Plan for the County, the Agricultural District will serve the purpose of continuation of agriculture by restricting the division of farmland so that it does not become broken up into small parcels. This will help avoid the accelerated conversion of land to residential uses, and discourage the shift of the land market from agricultural and rural, to suburban and urban. These districts are most appropriately located in areas shown as agriculture/forestry/estate residential on the Future Land Use Map of the Comprehensive Plan.
