A ONCE-IN-A-GENERATION OPPORTUNITY TO AQUIRE ONE OF GEORGIA'S MOST SIGNIFICANT PRIVATE ESTATES. Welcome to Scarlett Oaks, an extraordinary 1,028-acre legacy estate that's the pinnacle of Southern recreational living. More than forty years in the making, this rare and irreplaceable assemblage stands among Georgia's most significant privately owned estates. A graceful, paved drive winds for more than a mile through the land, leading to the stately 10,000 sq. ft. residence and connecting gated entrances on both Doster Road and Double Bridges Road. The approach offers privacy, convenience, and a truly grand sense of arrival from any direction. At the heart of the Scarlett Oaks estate lies an 8-acre lake, providing sweeping water views from the home's numerous patios and verandas. The property is framed by extensive frontage along historic Hard Labor Creek, nearly 2.5 miles of Doster Road frontage, and more 1.5 miles of frontage on Double Bridges Road, creating an extraordinary sense of scale and presence. The landscape of this property rolls out as a beautiful mosaic of mature hardwood forests, planted and natural pine stands, and open meadows. Hundreds of acres of hardwoods and planted and natural pines create a spectacular four-season backdrop, while approx. 60 acres of open fields - historically planted for food plots - enhance the habitat for deer, turkey, and other native wildlife. Miles of established trails weave through the rolling terrain, inviting exploration on foot, horseback, or vehicle. Whether it's a quiet walk beside the lake, a morning hunt, or an afternoon fishing or playing by the creek, every corner of Scarlett Oaks offers an opportunity to experience the land's natural beauty and timeless Southern spirit. The elegant residence is currently a private home, but with 7 bedrooms with en-suite bedrooms and walk-in closets, it offers incredible versatility and could easily be converted to serve as a comfortable private family retreat, a luxurious sporting lodge, or a distinctive event venue. For those seeking an even grander footprint, an adjacent 150-acre parcel on Double Bridges Road is also available, creating the potential for a future owner to control more than 1,175 acres in one of Georgia's most beautiful and desirable rural corridors. Just minutes from historic downtown Madison - one of the South's most charming and celebrated small towns, featured in magazines such as Southern Living and Architectural Digest - Scarlett Oaks offers a perfect balance of seclusion and accessibility. Madison's boutiques, farm-to-table restaurants, art galleries, and year-round cultural events are only moments away, while nearby Athens and Lake Oconee provide world-class music, dining, cultural experiences, golf, and resort-style recreation. Set within Georgia's sought-after Lake Country and surrounded by an established equestrian community, Scarlett Oaks is unmatched in scope, scale, and natural beauty - offering the discerning buyer a once-in-a-generation opportunity to own one of Georgia's most iconic private estates.

Agricultural District
This district is comprised primarily of open farm land and land used for agricultural, livestock and poultry production. The intent of this regulation is to encourage the maintenance of the general rural character. Residential subdivisions in this district should be designed in a way that is compatible with the rural, agrarian nature of the district. The sale of items cultivated on the property such as fresh fruits, flowers, and vegetables on premises in produce stand type enterprises to provide income to the property owner is appropriate within this district. Pursuant to the many goals, objectives, policies, and recommendations of the Comprehensive Plan for the County, the Agricultural District will serve the purpose of continuation of agriculture by restricting the division of farmland so that it does not become broken up into small parcels. This will help avoid the accelerated conversion of land to residential uses, and discourage the shift of the land market from agricultural and rural, to suburban and urban. These districts are most appropriately located in areas shown as agriculture/forestry/estate residential on the Future Land Use Map of the Comprehensive Plan.
