Welcome to this large, totally remodeled 5 bedroom/3 bath raised ranch on 2.5 acres. Hurry, it's seeking it's new owner! Generous bedrooms with a large master with ensuite and private entrance to the outside deck are just a few of the features this home calls new! The homes covered front deck, large rear deck and patio area that are perfect for large gatherings. Terrace level offers 3 bedrooms, laundry, full bath and a large storage area. Could be easily used for as a in-law or teen suite. Home is connected to county water, but the well is still on site. Close to everything! Quick trip to Newnan, Serenbe, Peachtree City, Atlanta Airport, Trillist Studios, South Atlanta and many parks along the Chattahoochee.
Convenient to everywhere you want to be, this 4 BR / 3 BA was home to a large family over many years. It’s time for changes, and they can be to your benefit with this “As Is” Sale. With over 2400 sf on the main level and a full, partially finished basement (possible 2 BR in-law suite or Airbnb rental!), your imagination is your only limit. Situated on almost 2.5 acres with a sunny garden spot, there’s also a fenced back yard (and at one time, there was an in-ground pool, though it has been filled). The well-built deck on back lends itself to entertaining or just enjoying the privacy afforded by having no visible neighbors. Recently built, the huge, covered front porch is the perfect spot for extended family gatherings (especially with Covid begging more distance!) and enjoying this quiet area that’s also close to the many cultural and social events that Newnan has to offer. While this home is definitely a “project” (hence the price), several major improvements have been done over the past five years, including a new roof and gutters /covers, plus deck and porch. Although county water is used, there is a working well for anyone wanting to garden, and the septic tank has a new drain field and was pumped last year. Storm doors and windows, along with a working attic fan, can help with heating and cooling. Doors and window sills are solid wood. Take advantage of the fantastic footprint this home offers, if you’re willing to invest sweat equity…or, this may be the perfect home if you have access to a Renovation Loan. Great schools in the area are sought after and some have won national awards (Newnan High) for innovative curriculums and subject matter. Newnan is also home to the Central Education Center (CEC), allowing dual enrollment for those high school students who wish to earn college credits and complete technical school. Nearby, Newnan Country Club offers golf and swimming, but you’re also minutes from Serenbe, Peachtree City and many equestrian facilities in both Coweta and South Fulton Counties. Pinewood Atlanta Studios are approximately 20 minutes away, with Hartsfield-Jackson International Airport about 25 minutes, and downtown Atlanta around 45. Love the outdoors? This home is in very close proximity to numerous bodies of water, parks, and cycling venues; enjoy the Chattahoochee River Bend State Park, tour Warm Springs and Callaway Gardens and take friends and family on other day trips. Come home to Metro South Atlanta!

Rural Conservation District
Coweta County has adopted a comprehensive land use plan and a future development map to guide land use and development throughout the county. Primary concerns of citizens are the provision of efficient and effective government services and public facilities, and the protection of Coweta's natural land and water resources, and preservation of rural character which together foster a unique sense of place valued by the community. The rural conservation district is intended to provide for agricultural land use, and low density single-family residential land use in an area of Coweta County shown on the future development map as the rural conservation area. Agricultural land uses include farming, forestry, horticulture, wholesale plant propagation, dairying, ranching, and equestrian activities. Rural residential land uses include rural homestead lots, and low density rural residential developments designed to preserve woodland and open land along Coweta's roadways, to preserve primary conservation land: river or stream corridor, areas of vulnerable groundwater recharge, floodplain, steep slopes, habitat of endangered species, archeological sites, cemeteries, and burial grounds, and to provide neighborhoods with their own private, yet common, recreation areas.
