This is not your cookie-cutter, grey & white home in a subdivision. This is an impeccably built home with 2709 sq ft, 4 bedrooms and 3 1/2 bathrooms on almost 6 acres with a 2-car attached, and an additional 3-car detached garage/workshop. What more could you ask for? :) The owner's suite, 2 additional bedrooms, 2 full baths and 1 half-bath are all on the main level of this custom home. A 4th bedroom/bonus room, and full bathroom are upstairs along with attic storage. Upon entering this home, you're greeted with warmth and openness. There's an office/library with double glass-paned doors and an open dining area. The family/living room has 2-story ceilings, several windows for natural light to shine through, and a beautiful brick, wood-burning fire place to keep you warm this winter. The living area opens to the kitchen and eat-in area. White cabinets, white, Corian countertops, stainless steel appliances, bar-height counter, and pantry make this kitchen easily accessible for making meals and entertaining. There is a door that leads to the back patio that overlooks a large, open yard with many trees on the back portion of the property. There are many options for the property- leave the yard and trees as is to enjoy the privacy, install a pool, enclose the yard with a fence for your pets, allow your horses to graze and roam, bring your 4-wheers to enjoy the trails, use as hunting area for deer, etc. Inside, there's a split bedroom plan for more privacy. The owner's suite is a very large room with tray-ceilings, and on suite with jetted tub, separate tile shower, private potty room, dual sinks, and walk-in closet. There is a guest bath off the living area. On the opposite side of the house there is a laundry room, linen & coat closet, 2 bedrooms that share a full bathroom. Upstairs has a giant 4th bedroom/bonus room, and a full bathroom. There's additional storage in the attic area as well. The 2-car attached garage has an automatic garage door opener. The 3-car detached garage is an amazing addition to this property. 3 separate garage doors, a framed room- originally built as a dog room with a "doggie door" to the outside, but could be an office or whatever you need it for. The insulation in the loft area will remain for the new owner. There is a conduit-line run from the house to the 3-car detached garage for power. There's an in-ground basketball goal, storage shed, and plenty of space to park a camper. Even though the listing states this is in a subdivision, there is no HOA, no covenants, and no fees. This is zoned for Northside Elem., Madras Middle, and Newnan HS.

Rural Conservation District
Coweta County has adopted a comprehensive land use plan and a future development map to guide land use and development throughout the county. Primary concerns of citizens are the provision of efficient and effective government services and public facilities, and the protection of Coweta's natural land and water resources, and preservation of rural character which together foster a unique sense of place valued by the community. The rural conservation district is intended to provide for agricultural land use, and low density single-family residential land use in an area of Coweta County shown on the future development map as the rural conservation area. Agricultural land uses include farming, forestry, horticulture, wholesale plant propagation, dairying, ranching, and equestrian activities. Rural residential land uses include rural homestead lots, and low density rural residential developments designed to preserve woodland and open land along Coweta's roadways, to preserve primary conservation land: river or stream corridor, areas of vulnerable groundwater recharge, floodplain, steep slopes, habitat of endangered species, archeological sites, cemeteries, and burial grounds, and to provide neighborhoods with their own private, yet common, recreation areas.
