Set on just over 37 acres of secluded land in Coweta County, this expansive home offers a rare chance to own a private retreat with room to roam and grow. Whether you're looking for a peaceful lifestyle surrounded by nature or envisioning a future family compound, this property delivers. With three access points-two from Austin Road and another from Sweeper Smith Road-the layout offers potential for additional homes or expanded use. The home sits well back from the road, behind a gated entrance and down a private drive, surrounded by naturally regenerating wooded acreage with creeks throughout. It's a quiet, serene setting that still keeps you within easy reach of Newnan (10 minutes), Serenbe (25 minutes), and Atlanta's airport (35 minutes). Inside, the home is spacious and carefully crafted for cozy family gatherings and quiet country nights. The main level features a comfortable family room with a fireplace that flows out to a covered back porch, perfect for enjoying peaceful views of the 3+ acre pond. The kitchen has been updated with granite countertops, stainless steel appliances, a gas range, and a large island with bar seating-all opening into the main living and dining areas for a seamless feel. The master suite overlooks the pond, with a full double vanity, soaker tub, and separate shower. Also on the main floor: laundry room, separate dining room, flexible space off the foyer that could serve as a second living room or office, guest bedroom, and two full bathrooms. Above the garage, a private suite with an en-suite bath offers a quiet getaway-ideal for guests or a tucked-away office. The partially finished walk-out basement adds even more versatile space, including two more bedrooms (note: one without a closet), a full bath, a spacious rec room, and an area that's perfect for fitness equipment or hobbies. From here, step out to a patio with direct access to the pond and backyard. This isn't just a home-it's an opportunity to live fully immersed in nature, with space to breathe and room to build a future. Rural Conservation District
Coweta County has adopted a comprehensive land use plan and a future development map to guide land use and development throughout the county. Primary concerns of citizens are the provision of efficient and effective government services and public facilities, and the protection of Coweta's natural land and water resources, and preservation of rural character which together foster a unique sense of place valued by the community. The rural conservation district is intended to provide for agricultural land use, and low density single-family residential land use in an area of Coweta County shown on the future development map as the rural conservation area. Agricultural land uses include farming, forestry, horticulture, wholesale plant propagation, dairying, ranching, and equestrian activities. Rural residential land uses include rural homestead lots, and low density rural residential developments designed to preserve woodland and open land along Coweta's roadways, to preserve primary conservation land: river or stream corridor, areas of vulnerable groundwater recharge, floodplain, steep slopes, habitat of endangered species, archeological sites, cemeteries, and burial grounds, and to provide neighborhoods with their own private, yet common, recreation areas.
