1199 Rural Hill Church Rd, Preston, GA 31824

* 710.455 surveyed acres * 5,045 feet of frontage along Kinchafoonee Creek * Fully renovated 1920 farmhouse * Diverse timber, managed wildlife habitat and year-round recreation Positioned along the Webster and Sumter County lines, this property offers an exceptional combination of quality improvements, timber investment and recreational value. Kinchafoonee Creek serves as a major wildlife corridor, complemented by two ponds, multiple natural springs, hardwood bottoms and a diverse mixture of planted pines. Approximately 133 acres were planted in longleaf pine in 2026, with an additional 82 acres slashed during the same year. The property has been intentionally managed for wildlife alongside neighboring landowners who share the same commitment to quality wildlife management. Large upland food plots provide views for miles, while additional plots are tucked into the hardwood bottoms. These plots have been fertilized and managed with the same attention given to production agricultural fields. It is common to see upwards of 20 deer during a single sit, with additional opportunities for turkey and duck hunting, fishing and year-round outdoor enjoyment. Originally built in 1920, the approximately 2,000-square-foot farmhouse has been fully renovated while retaining its original character and charm. The home includes three bedrooms, two full bathrooms, one half bathroom, stainless steel appliances and a spiral staircase leading to a loft. It provides a comfortable gathering place for family, friends and guests, with ample room to entertain, share meals and enjoy the fellowship of the sporting lifestyle. Located separately from the home, the 40 100 insulated shop offers substantial space for equipment, storage and property-management needs. Miles of established interior roads provide convenient access throughout the property for hunting, timber management and recreation. Ready to enjoy from day one, Kinchafoonee Preserve is an established legacy farm built around quality wildlife habitat, year-round recreation and the opportunity for future generations to enjoy the sporting lifestyle.
