Fabulous ranch style home has tons of character and is much larger than it looks! Great location is just minutes to Costco, PTC, etc yet it is still in the country with plenty of room for kids, pets, gardening, you name it. Interior has rooms galore including a formal living with fireplace and cedar shiplap detail; a large den/family room; sunroom with double french doors overlooking private backyard; another large bonus room; huge mudroom off the garage; big farmhouse style kitchen with dining area and laundry room. Master Suite is huge and is tucked away for privacy. There are two closets and nice bathroom with new granite topped vanity and porcelain tiled shower. Two large secondary bedrooms are on the other side of the house with nice updated bathroom. 4th bedroom is off the formal living room and would also make a great office or guest room. New LVP flooring thruout the entire house except the bedrooms which all have new carpet. Interior is freshly painted. New granite counters in the kitchen. All new light fixtures and door hardware. New architectural roof. Cedar shutters and porch accents. New appliances. All of this on 2+ acres plus your own private pond at the back of the property.
Older home with lots of square footage right in the heart of Sharpsburg! 2.5 miles from Sams/Costco, 3 miles to Peachtree City, 5 miles to interstate I85. Property features rolling hills with small pond & large barn. **BRING YOUR HORSES.** Home is SOLD "AS-IS" and priced under market due to needed upgrades & possible repairs. Buyers are welcome to have a home inspection with the knowledge the seller will not do any repairs/upgrades or give concessions.

Rural Conservation District
Coweta County has adopted a comprehensive land use plan and a future development map to guide land use and development throughout the county. Primary concerns of citizens are the provision of efficient and effective government services and public facilities, and the protection of Coweta's natural land and water resources, and preservation of rural character which together foster a unique sense of place valued by the community. The rural conservation district is intended to provide for agricultural land use, and low density single-family residential land use in an area of Coweta County shown on the future development map as the rural conservation area. Agricultural land uses include farming, forestry, horticulture, wholesale plant propagation, dairying, ranching, and equestrian activities. Rural residential land uses include rural homestead lots, and low density rural residential developments designed to preserve woodland and open land along Coweta's roadways, to preserve primary conservation land: river or stream corridor, areas of vulnerable groundwater recharge, floodplain, steep slopes, habitat of endangered species, archeological sites, cemeteries, and burial grounds, and to provide neighborhoods with their own private, yet common, recreation areas.
