Rare opportunity to build your vision on 2.5 acres of cleared, ready-to-build land in the heart of coveted Haiku. This parcel comes with serious momentum — stamped plans for a 1,500 sq. ft. cottage currently at permitting, plus a dedicated build site at the rear of the property for a main residence. Mature landscaping throughout provides a natural buffer between the lots, offering privacy and a sense of established character from day one. Adding to the flexibility, the property is currently in the process of being CPR'd, giving a future buyer the ability to separate, sell, or develop each unit independently — a significant advantage for investors and owner-occupants alike. Whether you're looking to establish a private Upcountry estate, generate rental income, or both — this land offers the infrastructure, the location, and the optionality that's nearly impossible to find in today's market.

Haiku Ahupua`a, located between Paia and Makawao, is a rural and coastal Haiku-Pauwela neighborhood with a rainforest gulch landscape and a surf-to-farm rhythm. The neighborhood’s character concentrates around the Hana Highway corridor near Haiku Road, where roadside produce stands, espresso counters, and small studios set a low-key, local cadence. Community pillars include Colleen’s at the Cannery, Haiku Marketplace, and the Haiku Community Center. Homes range from plantation-era cottages to contemporary hillside builds tucked behind palms and bamboo. Daily life tracks mauka-to-makai, from misty mornings near gulches to afternoons along the North Shore. Trails, beaches, and garden lots shape an outdoors-forward routine without losing a village feel.
