If you've been looking for a piece of North Idaho where you can build without someone else telling you what you can and can't do, this is it. With no CCRs or HOA, you'll have the freedom to create the home, shop, or getaway you've been planning. The building site has already been cleared, saving you time and giving you a head start. Take in mountain views along with views of the Pend Oreille River while enjoying the peace and quiet that makes this area so special. The road is well maintained and provides dependable year-round access, making it an excellent option for an off-grid home. The property also offers great southern exposure for solar, with power located approximately ½ mile down the road. Water will be by private well and sewer by private septic. You'll enjoy plenty of privacy without feeling isolated, with only a few nearby neighbors, and they're the kind of neighbors you're glad to have. Round Lake State Park is just minutes away, and a public boat launch on the Pend Oreille River is right down the road, making it easy to spend your weekends fishing, boating, or simply enjoying everything North Idaho has to offer. 910 Otts Rd is for sale and is also 10 acres with a home and outbuildings. There is a third 10-acre parcel totaling 30 acres for sale.

A/F-20
Agricultural/Forestry District
The agricultural/forestry district is established to provide for agricultural and forestry pursuits, including livestock production, forestry, horticulture, floriculture, viticulture, and necessary accessory uses for treating, storing and processing agricultural products. The purpose of the A/F district is to preserve, protect and maintain areas that are rural in character and the integrity of the forest/woodland areas where viable agricultural pursuits can be feasible and to avoid fragmentation of forests and farms. These purposes are accomplished by: Establishing residential density limits and conservation development standards to retain areas sized for efficient farming; Allowing for uses related to agricultural production and limiting nonagricultural uses to those compatible with agriculture, or requiring close proximity for the support of agriculture; Use of this zone is appropriate in areas designated by the comprehensive plan as follows: A/F-20 in all areas designated as prime ag/forest land in the comprehensive plan. The A/F-20 zone is also appropriate in areas designated ag/forest land in the comprehensive plan that also feature: Prime agricultural soils. reas where one or more of the following apply: limited services; characterized by slopes steeper than 20 Percent; where access may be absent or limited to substandard road systems or where large tracts of land may be devoted to ag/forest production; Are characterized by agricultural or forestry uses.
