Water Therapy. Lifestyle. Fun in the Sun. There's no denying the power of the water. But what about the yard? Why is it so hard to find both a nice yard AND waterfront property at an affordable price? This is the rare find that offers it all. Riverfront property with a perfect yard for outdoor activities on AND off the water! 3 BR, 1.1 BA, 2 CAR on .44 acres of Fox River frontage! The yard is flat and can accommodate so many outdoor activities. This could be your day: spend the morning and afternoon out on the water enjoying all it has to offer, return home for a nice hot meal off the grill on the patio, toss bags or a ball around after dinner, finish the day at your riverside firepit. It's so fun, you might just want to repeat it the next day! There's also a nice spot for a perennial garden between the house and garage. Inside, you'll find hardwood floors, a screened-in back porch, large living room, separate dining room, and eat-in kitchen. All three bedrooms are on the second floor, along with the full bathroom. House needs updating and some TLC but is fully livable in its current condition. House is NOT located in a flood plain! Mere minutes to historic downtown Cary and METRA.
*Taxable value of land and structures on it ("additions") is determined regularly by local assessors and does not affect market price.

R-1
Residential District
The R-1 Districts are intended to accommodate low-density, large-lot residential development and to ensure the protection of areas that develop in such a manner. These districts are a higher density version of the very-low density RE District. Like the RE District, the E and R-1 Districts are expected to accommodate only a very small amount of the county’s overall housing needs. These districts primarily serve those households who desire to live in low-density estate areas and are willing to assume the costs of doing so. Because of the relatively sparse population in E-zoned and R-1-zoned areas, the county will not give high priority to the provision of public services in the areas. Instead, public service provision by the county will be concentrated in areas where more intense future development is called for by the Regional Framework Plan. The low densities permitted in the E and R-1 Districts generally permit in accordance with applicable Lake County Health Department rules; see Chapter 171 on-site, individual sewage disposal systems and wells, thereby reducing the need for inefficient public expenditures. The R-1 Districts are intended to implement and correspond to the Regional Framework Plan’s Residential-Medium Lot future land use designation.
