This is one of those homes you walk into and your mouth drops based on the openness, amazing amount of space (over 1800SF) and striking views that continue in many directions. The skyline becomes your backdrop and you can't help but feel the city's energy while experiencing complete serenity. Nothing but light, green trees and gorgeous Chicago buildings. You enter into your top-floor CORNER three bed, 2.5 bath residence via art gallery oversized foyer. You will immediately appreciate the newer, rich hardwood floors, fabulous ceiling heights and home being 100% freshly painted. The living room is massive (feels bigger than you can understand with a floor plan or pics) and completely lined in floor to ceiling windows. The white kitchen is open, modern with high-end appliances including a lux Sub wine cooler. Other perks include a gas fireplace serving as the focal, many options for a large designated dining area and a private balcony to allow extra air flow. All windows open for a breezy, beautiful lifestyle. The floor plan is split - all three bedrooms are separate (no shared walls). The primary feels special - amazing size with a BIG walk-in closet, linen closet and attached bath with two sinks. Must mention: WOW-factor steam shower with HUGE bench + heated floors. This owner's suite offers another private balcony - just you and the views! The second and third bedrooms are great sizes (bed 1 and 2 are fully enclosed, super easy to enclose the third with no duct work in the way). Plenty of storage throughout the home including an extra linen closet, coat closet and side-by-side laundry with shelving. Classy, timeless bathrooms including a REALLY big powder room to allow for some fun with decor. Prepare for sunshine all day and to be the envy of all your friends! And if that wasn't enough - TWO CAR DEEDED GARAGE PARKING IS AVAILABLE AT 25k PER SPOT. Extra storage included, as well. For this much space, a low assessment is a welcomed surprise. Building is newer, centrally located and within SKINNER school district. Walk to the best culinary experiences the city can offer, two massive parks (building backs to Skinner), Whole Foods, Mariano's, highway, transit and more.

B3-5
Community Shopping District
The primary purpose of the B3, Community Shopping district is to accommodate a very broad range of retail and service uses, often in the physical form of shopping centers or larger buildings than found in the B1 and B2 districts. In addition to accommodating development with a different physical form than found in B1 and B2 districts, the B3 district is also intended to accommodate some types of uses that are not allowed in B1 and B2 districts. Development in B3 districts will generally be destination-oriented, with a large Percentage of customers arriving by automobile. Therefore, the supply of off-street parking will tend to be higher in B3 districts than in B1 and B2 districts. The B3 district permits residential dwelling units above the ground floor. The B3 district is intended to be applied to large sites that have primary access to major streets. It may also be used along streets to accommodate retail and service use types that are not allowed in B1 and B2 districts. The B3 district can be combined with the dash 1, dash 1.5, dash 2, dash 3 or dash 5 bulk and density designations (see Sec. 17-3-0401).
