Once in a lifetime opportunity with this commodity mixed-use building in excellent rental location - complete address is 7922-24 South Pulaski. Longtime ownership. This building was custom built by the original Gallagher & Henry Builders for their headquarters while building the luxury residential units in the Bogan Manor and Ashburn areas. The main level features two commercial/office spaces - 1N has 1,400 sq ft with private offices, two restrooms, and direct access to the two-car attached garage; 1S has 1,700 sq ft with open office spaces along with private office areas and large educational/conference room, two bathrooms, and ample storage. Each of these units has a separate GFA/CA heating system paid for by the tenant. The main level also has a large coin-operated laundry room along with individual storage closets for each residential tenant. The second level has six 4-room, 1-bedroom units - living room, dining room, galley kitchen with pantry, extra closets, and the bedroom. Each of the four corner units has two closets in the bedroom, one a walk-in. The apartments (fully rented) are all-electric, tenant paid and include the refrigerator and range/oven. The parcel has two PINs - the stated tax amount is for both PINs. Sought-after private on-site fenced parking lot for 17 vehicles - each apartment includes one space at the back of the building - recently resurfaced and upgraded. This is Flexicore construction - all face brick exterior. Each commercial unit has a furnace room. One 100-gallon water tank for the building. Many upgrades throughout. All units have leases. Building measures 50'x90' - approximately 9,000 sq ft. Overall lot size is 87'x130'. Truly a remarkable opportunity for owner-user or investor. Entire property is in excellent condition - in and out. Thanks for your interest.
Scottsdale, located between Midway International Airport and the Cal-Sag Channel, is a residential and industrial Chicago neighborhood with brick bungalow blocks and wide warehouse corridors. The neighborhood’s character concentrates along 79th Street near Cicero Avenue, where auto shops, taquerias, and small storefronts line a steady commercial strip. The Ford City Mall serves as a long-running retail anchor with an indoor, all-weather feel. At the edge of the neighborhood, the Chicago Portage National Historic Site marks the area’s older geography and travel routes. Side streets show mid-century ranches and classic Chicago bungalows, while larger parcels shift toward light manufacturing. Parks and school campuses create open breaks in the street grid and a practical, workaday rhythm.

B3-1
Community Shopping District
The primary purpose of the B3, Community Shopping district is to accommodate a very broad range of retail and service uses, often in the physical form of shopping centers or larger buildings than found in the B1 and B2 districts. In addition to accommodating development with a different physical form than found in B1 and B2 districts, the B3 district is also intended to accommodate some types of uses that are not allowed in B1 and B2 districts. Development in B3 districts will generally be destination-oriented, with a large Percentage of customers arriving by automobile. Therefore, the supply of off-street parking will tend to be higher in B3 districts than in B1 and B2 districts. The B3 district permits residential dwelling units above the ground floor. The B3 district is intended to be applied to large sites that have primary access to major streets. It may also be used along streets to accommodate retail and service use types that are not allowed in B1 and B2 districts. The B3 district can be combined with the dash 1, dash 1.5, dash 2, dash 3 or dash 5 bulk and density designations (see Sec. 17-3-0401).
