This 19th-century farmhouse combines classic charm with modern upgrades completed between 2021 and 2025, offering reliable systems and efficient living. The home features a dual fuel heating and cooling system installed in 2025, including a high-efficiency Cold Climate Air Source Heat Pump (AHRI 2024 rated: SEER2 20, EER2 12, HSPF2 9) as the primary heat source, operating down to 5F. It is backed by a 96 per cent efficient propane furnace with humidifier, installed in 2021. A Honeywell T6 Pro thermostat controls when the propane backup turns on. Corn Belt Energy provides a discounted rate of 4.45/kWh for electricity used by the heat pump between October and April, measured by a dedicated submeter. Key improvements include a new septic system (2021), perimeter fencing, custom barn door, removable stair railing, new plumbing and electrical work, water heater, and washer hook-up. In 2022, the roof was repaired on the house and barn, a sump pump with battery backup was installed, and new dryer outlet and vent were added. In 2023, most windows were replaced (some had been replaced earlier) and a new washing machine was added. Two new interior doors were installed in 2025. The property has been operated as an eco-friendly fiber farm for the past four years, using only organic methods such as rotational grazing and composting. Additional trees and shrubs have been planted in the barn and pasture areas to support livestock and local wildlife. All major systems and infrastructure have been updated, making this a practical and well-maintained property ready for new ownership.

A
Agriculture District
Agricultural land is under urban pressure from expanding incorporated areas. This urban pressure takes the form of scattered development in wide belts around the incorporated communities of McLean County, brings conflicting land uses into juxtaposition, creates high costs for public services and stimulates land speculation. Certain agricultural land constitutes unique and irreplaceable land resources. It is the purpose of the Agriculture District to provide a means by which agricultural land may be protected and enhanced as an economic and environmental resource of major importance to the County. Therefore, the Agriculture District is intended to accomplish the following objectives: Promote the use of agricultural land that is most suitable for farming activities; Protect the value of agricultural land from indiscriminate incompatible and conflicting land uses; Conserve and protect open space, wooded areas, streams, mineral deposits and other natural resources from incompatible land uses and provide for their timely utilization; Provide for the location and govern the establishment and operation of land uses which are compatible with agriculture and are of such a nature that their location away from residential, commercial and industrial areas is most desirable; Provide for the location and govern the establishment and use of residential uses that are accessory to and necessary for the conduct of agriculture; Provide for the location and govern the establishment and use of limited non-farm dwellings.
