Extraordinary opportunity to own a 4.9-acre parcel with woods, open prairie and wetlands! Enjoy the property as it is, or build your dream home on this stunning site. The 936 sq ft brick home needs work and is being sold AS IS, yet is quite livable (see photos). The HVAC was upgraded in 2018, the roof was new in 2012, and electrical was upgraded in 2010. In 2016, owners built a new drive-through garage with poured concrete foundation. This handyman's dream has tall doors and 14' ceilings without obstruction, and can accommodate a lift for car repair or vehicle storage. The poured concrete patio allows for garage expansion. The nearly 5-acres is perfect for recreation; the owners have enjoyed ATV's, dirt biking, snowmobiling and cross-country skiing. Mother Nature provides a "wow factor" as owners have seen Sandhill Cranes, Great Blue Herons, Green Herons, Mallard Ducks, Canada Geese, deer, turkeys and more! The bird feeder attracts an incredible array of birds. The property is within walking distance to Raven Glen Forest Preserve Trail (walking/biking/horse trails), and offers easy access to I-94 (north or south). Please note that this property is in the coveted Milburn K-8 and Lakes HS school districts!

E
Estate District
The E, Estate and R-1 Districts are intended to accommodate low-density, large-lot residential development and to ensure the protection of areas that develop in such a manner. These districts are a higher density version of the very-low density RE District. Like the RE District, the E and R-1 Districts are expected to accommodate only a very small amount of the county’s overall housing needs. These districts primarily serve those households who desire to live in low-density estate areas and are willing to assume the costs of doing so. Because of the relatively sparse population in E-zoned and R-1-zoned areas, the county will not give high priority to the provision of public services in the areas. Instead, public service provision by the county will be concentrated in areas where more intense future development is called for by the Regional Framework Plan. The low densities permitted in the E and R-1 Districts generally permit in accordance with applicable Lake County Health Department rules; see Chapter 171 on-site, individual sewage disposal systems and wells, thereby reducing the need for inefficient public expenditures. The E and R-1 Districts are intended to implement and correspond to the Regional Framework Plan’s Residential-Medium Lot future land use designation.
