The Will-o-Wick Estate in Kendall County is for sale for the first time in over 50 years. This working farm has 220+/- acres including 155 tillable, 53 pasture, 13 wooded with Fox River frontage and 7 including homes and barns and has been owned by only three families. Built in 1865, the main house needs some TLC to bring it back to its former glory. The pine is in expert condition with little, if any, knotting. The first floor has 10' feet ceilings throughout including a grand staircase in foyer, fireplace in a large family/gathering room and a truly formal dining room with original lighting. The parlor/den and an attached library have built-ins. The concentric hardwood floors were created by an expert cabinet maker during the Great Depression and are both unique and stunning. The kitchen has a 50's charm and a lovely breakfast nook with bay window. The laundry/mudroom is off the back door with a first floor powder room. There is a master bedroom addition on the first floor with his and her bathrooms and vintage lighting. Walk up the grand staircase to a large landing and step out onto a balcony that overlooks acres of pasture, woods and the Fox River. Upstairs includes four bedrooms and a full bath. There is a full basement as well. There are also two rental houses on the property. The first is a three bedroom, one and a half bath; the second is a studio home. There is a 3+ car garage, a tool shed, large main barn with chicken coop, corn crib, four silos plus a large confinement barn. Please note, the main house needs updating and repairs and could be brought back to a stunning mansion with the right buyer. The land is beautiful. The farmland is prosperous (we have soil descriptions, available upon request) the pastureland is slightly rolling and fertile. The wooded river area could be subdivided and sold similarly to the property to the west. This is truly an amazing Estate. *** POF or Pre-approval needed for showing to be scheduled with 24-48 hour notice. The rental houses will only be showed on 2nd showings. Please note the property is being sold as an estate and will not to be sub-divided. Property is being Sold AS-IS.

Agricultural District
It is recognized that the public health and welfare of the citizens of Kendall County are greatly dependent upon the sustenance and economic benefits provided by a viable agricultural industry. This district is intended to ensure that lands within the county which are well suited for agricultural production of food and fiber are retained for such production, unimpeded by the establishment of incompatible uses which would hinder farm operations and irretrievably deplete agricultural lands. Specific purposes for this district are to; Establish a zoning district in which agriculture and certain related uses are encouraged as principal uses of the land.; Preserve fertile, tillable soils as a valuable natural resource.; Enhance and maintain the sound economic base that agricultural pursuits provide the county and region.; Provide open areas which contribute to the stability of the environment and enhancement of air and water quality.; Preserve woodlands and wetlands associated with farms which, because of their natural physical features, are useful as water retention and groundwater recharge areas, and as habitat for plant and animal life, but may not be conducive to the agricultural uses cited in this ordinance.; Prevent scattered, indiscriminate urban development within areas zoned agricultural.; Limit residential development of agriculturally zoned properties or those areas identified as agricultural uses in the County’s LRMP to not more than one dwelling unit per each 40 acres of land.
